CBRE Facility Control Room Operator in Zebulon, North Carolina

About the Role:

As a CBRE Facility Control Room Operator, you will be responsible for monitoring, maintaining and repairing building system operations.

What You’ll Do:

  • Daily DCS logbook GMPx compliance review

  • Coordinate shift coverage for rotating 12-hour operator support schedules

  • Generate and analyze daily event and alarm reports for building management systems

  • Ensures that all the team members are complying with site standard operating procedures and policy.

  • Maintains system training documents for building management systems.

  • Conducts DCS operator training and provide expertise to operating the equipment. Identify any missing documentation such as O&M manuals, drawings, or specification detail.

  • Technical support for building management systems, including

  1. Alarm and event trend reporting

  2. Control loop tuning, and system thresholds.

  3. Direct Maintenance troubleshooting activities and provide control room support.

  • Leads periodic performance and trend reviews with system administrators and support teams

  • Capable of accessing and interpreting system drawings to troubleshoot field hardware and PLC code (Ladder Logic and Function Block)

  • Review and support building manage system integration, configuration, and test protocols

  • Support as a relief operator for vacation, or other business needs

  • May work weekends and holidays, as needed

Core Job Duties and Responsibilities:

  • Daily review of control room operator turnover. Maintain a traceability for escalations in daily dispatch with department manager

  • Review scheduling and support requirements from control room operators for customer request to access control room resources. Use appropriate documentation for tracking requests

  • Review and update training plans with control room operators, and track through performance management.

  • Conduct routine performance objectives review with department manager

  • Troubleshoot and diagnose system problems between operator interface alarm/fault and programmable logic controllers in field for EMS and BMS systems.

  • Use test equipment, such as digital multimeters and simulators routinely

  • Conduct routine staff meetings with direct reports, and lead problem solving events through performance management process.

  • Support control room as a relief operator, as required.

  • Conduct annual performance review with control room operators.

What You’ll Need:

  • Two-year associate degree or equivalent in computer maintenance management, Electronic Engineering, or Electronic Service

  • Practical experience with Rockwell Hardware (PLCs, VFDs, Logix and Flex platforms) and Control Software such as Drive Executive, Studio 5000 and RSLogix 5000.

  • Proficient with Microsoft Office products

  • Work experience in pharmaceutical or equivalent regulatory compliance, to include manufacturing or Research and Development.

  • Instrumentation and controls knowledge to troubleshoot loops - analog and digital - using process meters

  • 3-5 years working with industrial controlled systems

The minimum salary for the Lead Building Engineer position is $79,040.00 annually [or $38.00 per hour] and the maximum salary for the Lead Building Engineer position is $92,560.00 annually [or $44.50 Per hour]. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
