American Tower Sr Analyst Lease Administration in Woburn, Massachusetts

The Team

We are seeking a Sr. Analyst, Lease Administration (Tenant) to join American Tower’s Global Business Services (“GBS”) Lease Management team and support the deployment and operation of lease management services. The team’s tenant lease management group is responsible for lease abstraction, maintenance, billing, and service delivery activities across multiple markets and languages (including but not limited to generating accurate and timely recurring billings, abstracting new leases and amendments, and processing ongoing maintenance of existing lease data).

The Senior Lease Administration Analyst is responsible for determining and maintaining the correct values for lease data points and billing or payment data points by reviewing all applicable lease documents and adhering to company financial guidelines. The incumbent will administer complex reconciliations and audits on tenant and land lease data points and generate reporting to support results. The incumbent will review and approve the work of all abstraction and maintenance activities performed by either an outside service provider (OSP) or a Lease Administration Analyst to validate data accuracy. The Senior Lease Administration Analyst is expected to be the subject matter expert for his/her assigned tasks and be able to recommend process improvement ideas, resolve case queries, and project manage cases through to completion.

What You Need to Succeed

  • Bachelor’s degree in Accounting, Finance or Business; or minimum of 5 years' experience in Billing, Contract Management or Finance required.

  • Minimum of 3 years of experience working in contract review or finance function required.

  • Oracle, Microsoft Office Suite, and advanced Microsoft Excel experience strongly preferred.

  • Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively.

  • Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.

  • Strong organizational skills: ability to accomplish multiple tasks within the agreed upon timeframes through effective prioritization of duties and functions in a fast-paced environment.

What You Can Offer Us

  • Review and interpret tenant or land agreements for key business terms required to generate tenant billing or land payments; record appropriate financials as needed

  • Oversee and ensure complete and accurate processing of data by OSP

  • Ensure on-time property close and adherence to policy and control procedures

  • As needed, Audit tenant or land lease documents to validate billing or payment history, identify necessary billing or payment adjustments, complete paperwork to support these changes, and communicate results of analysis

  • Identify and review exceptions with peers, generating ideas for resolution; escalate to Manager as necessary.

  • Stay informed of current company practices and guidelines, including straight line rules, master lease governance, and commencement date determination, to administer lease documents appropriately in Oracle system.

  • Other duties as assigned.
