CBRE Assistant Project Manager - Data Center Construction in West Memphis, Arkansas

JOB TITLE: Assistant Project Manager

About the Role:

The Assistant Project Manager (APM) will be a memberof our operations team and will help drive the delivery of all the variousnetwork infrastructure and cabling projects within a particular site. Thisposition will require the individual to have development, management, customerengagement, operational and overall leadership skills.

Key responsibilities will include establishing theprogram schedule and ensuring the established targets are met regardingschedule, cost, functionality, quality, safety, and customer satisfaction.

The role will also include consulting with clients,delivering presentations, resolving project issues, recommendations for newservices or enhancements, estimating, proposal writing, project costsmanagement, directing operations on labor requirements, directing/assistingpurchasing with bill of materials.

TheAssistant Project Manager is responsible for assisting in the entire successfulexecution of a project. Their primary responsibilities are to plan, direct,coordinate, and budget activities concerned with the construction of theirproject. The Assistant Project Manager shall also participate and at times lead the conceptual development of a constructionproject and oversee its organization, estimating, scheduling, andimplementation.

What You’ll Do

· TheAssistant Project Manager is accountable for effective project management anddelivery of their projects. The APM will work with the extended site team andthe PM to develop the program schedule and establish key milestones fordelivery of the program, ensuring all financial targets and schedule targetsare met in alignment to the customers’ goals. The APM will assist the PM toidentify and acquire all resources required for revising as appropriate to meetchanging needs and requirements.

· Duringthe pre-construction phase, continuously evaluate the materials and productsbeing proposed for constructability and feasibility. Oversee and at timesprepare the cost estimate at multiple stages. Initiate and coordinate thedesign efforts and the value of engineering processes.

· Schedule the project in logical steps and budgettime required to meet deadlines.

· Determine labor requirements and dispatch workers toconstruction sites.

· Facilitate travel for technicians traveling to theproject site.

· Coordinates with the superintendent.

· Inspect and review projects to monitor compliancewith codes and other regulations.

· Interpret and explain plans and contract terms tostaff, workers, and clients representing the owner.

· Preparecontracts and negotiate revisions, changes and additions to contractualagreements with designers, consultants, clients, suppliers, and subcontractors.

· Obtain all necessary permits and licenses.

· Directand supervise team members in the office and on-site.

· Study job specifications to determine appropriateconstruction means and methods.

· Solicit, negotiate, select, contract, and overseematerial suppliers, subcontractors who complete specific pieces of the project.

· Requisitionof supplies and materials to complete construction projects.

· Prepareand submit budget estimates and progress, and cost tracking reports.

· Develop and implement quality control programs

· Take action to deal with the results of delays, badweather, or emergencies at the construction site.

· Confer with supervisory personnel, owners,contractors, and designers to discuss and resolve matters such as workprocedures, complaints, and construction problems.

· Plan, organize, and direct activities concerned withthe construction and maintenance of structures, facilities, and systems.

· Investigate damage, accidents, or delays atconstruction sites, to ensure that proper procedures are being carried out.

· Evaluate construction means and methods to determinecost-effectiveness of plans.

· Manage, cost/budget, and communicate the contractchanges process.

· Developing and maintaining the project schedule

· Develop and maintain the project financial plan

· Prepare, maintain, and complete all aspects of theDL Way (project management playbook).

· Completes all weekly and monthly reporting andprojections.

· Train and develop project team

· Invoicing client

· Equipment and material purchasing

· The Assistant Project Manager helps to review jobcost postings for accuracy and completeness, including but not limited to, thepreparation of invoices, customer collections and periodic financial reportingto the customer and management.

· TheAPM will additionally manage all associated aspects, directed by the PM of theprogram including the Safety & Environment program, the quality assurance program,and material logistics.

· The Assistant Project Manager will manage all humanresource issues (and escalate as needed) per Company policies and procedures.

· Coordinate and partner effectively with internal andexternal design, construction, network, and facility partners.

· Proactively communicate program status and risks toall stakeholders

· Prepare and take corrective action to addressconcerns and challenges.

· The Assistant Project Manager acts as the Companyliaison to the client for the program maintaining a high level of clientsatisfaction, ensuring a collaborative environment across all parties.

· The Assistant Project Manager is expected to be onthe jobsite and be present for active on-site project managementresponsibilities.

What You’ll Need

· Bachelor’sdegree in computer science, business management, electrical engineering,construction management, or similar experience.

· 1-3 + years of direct work experience in any ofthese areas: construction management, data centers, or structured cablingenvironment.

· Track record of delivering mission critical programson time, within budget, and to applicable build, quality, and safety standards.

· Proficient with Microsoft Office

· Contract negotiation and administration experienceis a plus.

· Experience building and leading teams.

· Experience in assessing, coaching, and mentoringdirect reports and vendor teams.

· Organizational, time management and coordinationskills across multiple disciplines preferred.

· Client Engagement experience in similar programs ispreferred.

· Understandingprogram management fundamentals such as earned value management, SPI, CPI, andother project tracking metrics.

· Project Management Professional (PMP) or equivalentcertification preferred

· BICSI RCDD or similar Telecommunicationscertifications preferred

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The starting pay for the Logistics Coordinator position is $20.00 hourly to $24.00 hourly. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
