Job Title: Project Manager – Commercial Construction

Job Description

This mid-level Project Manager role focuses on overseeing in-house bid coordination and full project delivery for commercial construction projects, including hotels and car washes. The position suits an experienced Project Manager with a diverse portfolio of commercial work valued at $10M+ or an Assistant Project Manager/Project Engineer ready to step into full project ownership. You will manage project finances, schedules, contracts, and documentation while collaborating closely with superintendents, subcontractors, and owners to deliver high-quality ground-up and design-build projects.

Responsibilities

  • Take full ownership of assigned projects from preconstruction through close-out.

  • Coordinate all project activities closely with the Superintendent and project team to ensure alignment on schedule, quality, and safety.

  • Own and manage all project finances, including budgets, cost tracking, and financial reporting.

  • Organize, understand, and maintain up-to-date contract documents and ensure that all parties work from current information.

  • Prepare the project construction schedule in conjunction with the Superintendent and key subcontractors, and update it as needed.

  • Coordinate the development, intent, and implementation of the final project budget.

  • Issue all subcontracts, ensuring scope clarity, accurate pricing, and proper documentation.

  • Plan and schedule projects effectively to meet milestones and contractual deadlines.

  • Prepare and maintain a master submittal schedule and submittal log, ensuring timely review and approvals.

  • Schedule and conduct regular owner, subcontractor, and preconstruction coordination meetings.

  • Receive, review, document, and manage the resolution of all project-specific issues in a timely manner.

  • Receive, review, and process all subcontractor Requests for Information (RFIs) and Requests for Proposal (RFPs).

  • Prepare, distribute, and obtain approvals for all Owner Change Order Requests.

  • Prepare and distribute all subcontractor Change Orders and associated budget revisions, ensuring accurate cost control.

  • Prepare and submit monthly Owner Applications for Payment, including all required supporting documentation.

  • Oversee all project administrative logs, including RFIs, submittals, change orders, and meeting minutes.

  • Manage project close-out activities, including punch lists, final documentation, and turnover to the owner.

  • Support site development and construction administration tasks as needed to keep projects on track.

  • Work independently while maintaining clear communication with leadership, field teams, and project stakeholders.

Essential Skills

  • 5+ years of experience as a Project Manager in commercial construction managing a diverse portfolio of projects valued at $10M+ (or equivalent experience as an Assistant Project Manager/Project Engineer supporting large projects and ready to move into a Project Manager role).

  • 2+ years of commercial Project Manager or Assistant Project Manager experience.

  • Proven experience managing commercial projects such as hotels, apartments, restaurants, fire houses, pharmacies, car washes, medical facilities, retail, and multifamily or mixed-use developments.

  • Ground-up construction experience on projects of at least $3M.

  • Experience with design-build projects is highly preferred.

  • Strong project management skills, including planning, scheduling, and coordination of multiple stakeholders.

  • Demonstrated ability to manage project finances, budgets, and change orders.

  • Proficiency in construction administration, document control, and contract management.

  • Experience preparing and managing RFIs, RFPs, submittals, and change orders.

  • Proficiency with Microsoft Office for project documentation, reporting, and communication.

  • Ability to work independently and take full ownership of project outcomes.

  • Willingness to learn and adapt to established company processes and standards.

  • Strong organizational skills with the ability to maintain accurate and up-to-date project logs and documentation.

  • Effective communication skills for leading meetings and collaborating with owners, subcontractors, and internal teams.

Additional Skills & Qualifications

  • Experience supporting or managing site development work on commercial projects.

  • History of working with with reputable commercial general contractors or construction firms.

  • Comfort working on a variety of commercial building types, including hospitality, residential, retail, and public facilities.

  • Detail-oriented approach to contract documents, financial reporting, and administrative tasks.

  • Proactive problem-solving skills to address project-specific issues and keep work moving forward.

  • Desire to grow with a company that offers opportunities for advancement and increased responsibility over time.

Work Environment

This role is based in an office in the Chesapeake area and supports commercial construction projects across the region. You will work in a professional office environment that is expanding to accommodate a growing team, with a new office building nearing completion to house a larger staff. The company maintains a strong project backlog, providing stability and ongoing opportunities to manage diverse commercial projects. You will have direct access to ownership and leadership, enabling quick decision-making and clear communication. Standard business attire is typically expected in the office, with appropriate professional dress when attending meetings with owners, design partners, and subcontractors. The work involves regular use of standard office technology and software, including Microsoft Office, and may require occasional visits to active job sites to coordinate with field teams and review project progress. Job Type & Location

This is a Contract to Hire position based out of Virginia Beach, VA.

Pay and Benefits

The pay range for this position is $110000.00 - $130000.00/hr.
