Lopez Enterprises Assistant Manager in Trinidad, Colorado
Role Overview
This role is responsible for the day-to-day operations
of a small number of motel and apartment units, mini-storage units, and an on-site laundromat. The Assistant Manager focuses on customer service, basic maintenance coordination, cash handling, and financial tracking
. This position does not manage or supervise staff.
Primary Responsibilities
Property & Equipment
- Oversee daily operations of apartments, motel, storage units, and laundromat
- Make sure washers, dryers, coin changers, and vending machines are working
- Coordinate basic maintenance and repairs
- Keep buildings clean, safe, and in good working order
- Conduct regular property inspections and address issues proactively
- Serve as the primary point of contact for tenants and residents
- Handle tenant inquiries, concerns, and conflict resolution professionally
- Enforce lease terms, house rules, and community policies consistently
- Lift and move supplies (up to 20 lbs)
Vacancy & Move-Out Management
- Weekly identification of rentals in arrears
- Manage unit vacancies from notice through re-rental
- Coordinate move-out walkthroughs and document unit condition
- Record damages beyond normal wear and tear
- Track repairs and cleaning needed between tenants
- Assist with preparing units for the next occupant
- Manage lease execution, vacancy process, security deposit refund process
Customer Service
- Act as the customer contact for residents, storage customers, and laundry customers
- Answer questions, resolve issues, and handle concerns politely and professionally
- Monitor commercial drop-off laundry (if applicable)
Financial & Cash Handling
- Collect and track rent, storage payments, laundry, and vending income
- Remove coins from machines on a regular schedule
- Balance daily tills and coin counters
- Track accounts receivable and follow up on late payments
- Coordinate and oversee storage unit foreclosures as needed
- Prepare financial information for the owner and accountant
Supplies & Inventory
- Stock and order laundry and vending supplies
- Keep simple inventory records
Compliance & Organization
- Follow health, safety, and housing rules
- Keep accurate records and paperwork
- Communicate issues or concerns to the owner promptly
Collaboration & Team Support
- Work cooperatively with the owner and on-site staff to support daily operations
- Communicate clearly, respectfully, and promptly with team members
- Step in to assist when needed to ensure smooth operations and good customer service
- Maintain a positive, professional, and solution-oriented attitude
