POSITION SUMMARY

The Building Operator II is an intermediate technical role within Facilities Management, responsible for preventative maintenance and repairs of complex building systems in a healthcare environment. Reporting to the Manager, Facilities Management and working with a moderate-to-high degree of independence, this position supports the safe, reliable, and efficient operation of mechanical, electrical, plumbing, and building infrastructure.This role requires an increased level of technical skill, system knowledge, and judgment compared with Building Operator Level I.

KEY RESPONSIBILITIES

Building Systems Operations & Preventive Maintenance

  • Perform preventive maintenance on hospital infrastructure, including boilers, chillers, cooling towers, motors, pumps, fans, piping.

  • Monitor building systems during assigned shifts to ensure operational efficiency, reliability and safety.

  • Conduct daily water testing for boilers, chillers, cooling towers, and swimming pools; maintain chemicals in these systems at appropriate levels and concentrations.

  • Maintain pool water conditions, including chlorine levels, pH, clarity, and cleanliness, in accordance with public health and safety standards.

Repairs & Technical Work

  • Perform repairs or replacements to boilers, motors, pumps, fans, piping, compressors and other hospital equipment.

  • Perform electrical duties such as replacing ballast, motors, pumps, receptacles, and basic wiring.

  • Carry out plumbing and soldering work, including support for construction and renovation projects.

  • Complete general building repairs to equipment, furniture, fixtures, walls, ceilings, windows, floors, doors, tiles, and drywall with a high standard of workmanship.

  • Perform or assist with minor carpentry duties, painting and patching repairs.

  • Where sufficient skills and expertise of the employee allow, extensive project work will be assigned (e.g. carpentry, plumbing, welding, electronics, electrical, etc.)

Systems, Technology & Controls

  • Use intermediate computer skills to operate and monitor Metasys HVAC controls, work order management systems, fire alarm, elevator, and security systems, intranet tools, email, and QR-code-based systems.

Contractor Support

  • Assist on-site contractors with repairs as required.

Safety, Emergency Response & Compliance

  • Operate all tools and equipment in accordance with established safety procedures and hospital policies.

  • Respond immediately to Code Red and Facilities-related emergency codes, assisting with fire response, occupant safety, and facilities stabilization.

  • Assist in monthly fire drills and may accompany staff during safety inspections.

  • Maintain departmental shops and storage areas in a clean, organized, and hazard-free condition.

  • Ensure proper use, storage, and condition of tools and equipment, reporting damage, breakage, or loss promptly.

Work Order Management & Communication

  • Accurately document all work orders, ensuring clear descriptions of work completed.

  • Complete maintenance and repair tasks in a timely manner, prioritizing work to minimize disruption to hospital operations.

  • Proactively identify and report maintenance, repair, or renovation needs.

  • Communicate effectively and professionally with Facilities staff, clinical teams, contractors, and leadership.

Quality Improvement & Other Duties

  • Participate in quality improvement initiatives and support a safe and healthy environment for staff, clients, and families.

  • Comply with all hospital policies, procedures, and mandatory training requirements.

  • Perform other related duties as assigned by the Manager or Director, Facilities Management.

MINIMUM KNOWLEDGE, SKILLS & ABILITIES

Education

  • College or university education or an equivalent of combination of education and experience may be considered

  • BES I, II or III, seen as an asset

  • Certified Pool Operator

  • BOMI or IFMA Certification seen as an asset

Experience

  • Five years general trades maintenance experience with skills in maintaining and repairing a wide variety of equipment and machinery, including HVAC systems

  • Five years experience as a pool operator, or equivalent; ability to maintain therapy pool systems according to Public Health Standards

  • Previous Lead Hand experience an asset

Special Skills

  • Good interpersonal communication skills

  • Ability to read and write in English and understand verbal and written instructions

  • Able to work as a team member, contributing skills and ideas to provide the best possible environment for clients, their families, staff and visitors

  • Demonstrated ability and skills in HVAC maintenance, plumbing, pool operations

  • Physical ability to perform duties as outlined

Certification/Licenses

  • "G" Class Ontario Driver’s Licence with clean driving record/abstract

PHYSICAL AND ENVIROMENTAL DEMANDS

  • Walking, climbing, carrying tools and materials

  • Standing, crouching, lifting; Pushing carts; moving furniture ability to lift 30kg

  • Interior and exterior duties

  • Rotating shift work, including weekends

  • Ladder work; aerial lift work, scissor lifts driving

  • On call for building services after hours
