Job Title Facilities Maintenance Supervisor
What this job involves This supervisory role provides daily administrative and technical management over facilities maintenance personnel who safely perform maintenance on hundreds of buildings utilizing common construction trades. The position requires evaluating maintenance and repair techniques for Integrated Maintenance Program (IMP) and Preventative Maintenance (PM) programs, while recognizing and handling operational and personnel issues quickly and efficiently. The supervisor works in partnership with managers to maintain effective relationships with government partners and customers.
Your day-to-day tasks will include:
- Identifying repairs exceeding 32 man-hours and limits of liability
- Assigning and monitoring activities of subordinates, establishing and adjusting work methods and procedures to meet schedules
- Developing, reviewing, and updating written maintenance instructions and schedules
- Performing Quality Control inspections on work in progress and completed work to ensure contractual compliance
- Authorizing purchase of materials and monitoring work activities and expenditures to control costs
- Coordinating subcontract work with all appropriate parties, including the Subcontracts Manager
- Answering job-related technical inquiries from customers and preparing proposed work with design specifications for planned jobs or contracts
Physical Demands and Work Environment:
- Work is primarily sedentary, although some slight physical effort is required
- Frequently required to sit, stand, and walk
- Must be able to ascend and descend ladders of various heights to view work in progress, perform investigations, or gain information for estimating purposes
- Driving to various job sites is required
- Work is typically performed in an adequately lighted and climate-controlled office
- Field visits required both indoors and outdoors in all climates, including outside and on top of facilities, often exposed to hot sun or cold windy conditions
- Work involves risks and observance of safety precautions typical of this position with assigned PPE
- Some after-hours duty required and may be called in to work after-hour emergency situations
Required Qualifications:
- High School diploma or equivalent
- Ten to fifteen (10-15) years practical experience in facilities operations including specialized fields such as Electrical, HVAC, Plumbing, Carpentry, Masonry, Mechanical, or Structural
- Minimum three (3) years supervisory and/or work leader experience
- Excellent leadership, written, oral, and email communication skills
- Intermediate level experience with Microsoft Excel and Word software programs
Preferred Qualifications:
Estimating experience
Maximo software knowledge
Quality Control experience
Experience with Safety Data Sheets (SDS) and chemical identification
Knowledge of Collective Bargaining Agreement (CBA) compliance
Familiarity with OSHA safety regulations and proper codes and standards
