Project Manager
Job Description
The Project Manager leads commercial construction projects from inception through closeout, ensuring they are delivered on time, within budget, and to the highest quality and safety standards. This role oversees all aspects of project execution, including financial management, scheduling, subcontractor coordination, and client communication. The Project Manager serves as the primary point of accountability for project performance, driving zero profit fade while maintaining strong relationships with clients, subcontractors, and internal project teams. This position is based in Smyrna, TN and requires a hands-on leader who can manage multiple priorities in a fast-paced construction environment.
Responsibilities
Take full accountability for achieving all project results, including schedule, budget, quality, and safety targets.
Lead and manage project teams, providing clear direction, support, and oversight throughout all phases of the project lifecycle.
Conduct pre-project turnover and start-up meetings within seven days of project start to align scope, goals, and expectations.
Maintain a strong leadership presence across the project, regularly engaging with field staff, subcontractors, and clients.
Complete projects on budget with no profit fade by closely monitoring costs and financial performance.
Establish, manage, and continuously update project cost codes, timecards, change orders, and follow-up and general condition rates.
Prepare accurate monthly job cost reports, including cost-to-complete forecasts and final cost projections.
Perform project cash flow analysis and forecasting to ensure healthy financial performance and timely billing.
Review and approve timecards and cost coding on a daily basis, and approve invoices and cost allocations on a weekly basis.
Prepare and submit payment applications accurately and on time in accordance with contract requirements.
Develop, manage, and maintain detailed project schedules, tracking milestones, deadlines, and critical path activities.
Ensure projects are executed in full compliance with contract requirements, including phasing, move-ins, delays and notices, punch lists, and closeout obligations.
Essential Skills
Proven experience managing commercial construction projects as a Project Manager.
Strong leadership skills with the ability to direct and motivate project teams and subcontractors.
Demonstrated experience in construction project management and construction management.
Proficiency with project management software such as Project HQ or similar platforms.
Proficiency with accounting systems such as Foundation or equivalent.
Proficiency with estimating software such as ProEst or equivalent, including conceptual and detailed estimating and quantity takeoffs.
Strong working knowledge of budgeting, scheduling, and contract administration in a commercial construction environment.
Strong working knowledge of cost control, forecasting, and estimating methodologies.
Additional Skills & Qualifications
Experience preparing and analyzing job cost reports, including cost-to-complete forecasts and final cost projections.
Experience performing project cash flow analysis and forecasting.
Experience managing change orders, allowance costs, and contract documentation in a timely and accurate manner.
Experience leading preconstruction planning, budgeting, and scope validation efforts.
Work Environment
This role is based in an office located in Smyrna, TN, with regular visits to active commercial construction jobsites. The Project Manager works in a hybrid environment that combines office-based planning, scheduling, estimating, and financial management with on-site coordination, inspections, and client meetings.

Pay and Benefits
The pay range for this position is $38.46 - $52.88/hr.
