CBRE CMMS Manager (Analyst) in San Jose, California

About the Role:

As a CBRE CMMSManager, you will providebuilding maintenance and office administrationsupport to company- managedbuildings.

This job is part of the Engineering and TechnicalServices job function. They are responsible for providingsupport, preventive maintenance, and repairs on equipment and systems.

This role can be worked remotely with some travel.

What You’ll Do:

· Organize work orders and assign them to individual technicians or work teams.

· Review and address open and past due work orders for Vendors toensure timely completion.

· Oversee the creation and opening of purchase and/or work ordersas needed for Vendors.

· Monitor and manage PO accruals, ensuring proper tracking andreporting.

· Coordinate the engagement and direction of appropriate subcontractors.

· Work closely with engineers and technicians regardingpermits and certification compliance.

· Develop, maintain, and distribute workflow processes to the entire account team.

· Review predictive maintenance data for trends. Provide regular reporting to the management team and client.

· Update preventative maintenance schedules, plans, and equipmentas needed, ensuring alignment with contracts.

· Perform annual reviews of preventive and predictive maintenance programs.

· Apply standard MEP (Mechanical,Electrical and Plumbing) principles with limited practical experience

· Lead by example and model behaviorsthat are consistent with CBRE RISE values.

· Impact the quality of own work.

· Work within standardized proceduresand practices to achieveobjectives and meet deadlines.

· Exchange straightforward information, ask questions, and check for understanding.

What You’ll Need:

· High School Diploma, GED, or trade school diplomawith 3-4 years ofjob-related experience. In lieu ofadiploma, a combination of experience and education will be considered.

· Valid Driver’s License

· Experience with CMMS orsimilar Maintenance Management System software.

· Knowledge of preventativemaintenance schedules and asset database management

· Ability to use existing procedures to solvestandard problems.

· Experience with analyzing information and standard practices to make judgments.

· In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.

· Organizational skillswith a strong inquisitive mindset.

· Intermediate math skills. Ability to calculate difficultfigures such as percentages, fractions, and other financial-related calculations.

What You’ll Need

‒ Applicants must be currently authorized to work in theUnited States without the need for visa sponsorship now or in the future.

‒ Bachelor's Degree preferred with 2-5 years of relevantexperience. In lieu of a degree, a combination of experience and education maybe considered.

‒ Experience in at least two engineering design cyclesincluding specification, component selection and programming.

‒ 2+ years of experience with Programmable LogicControls (PLC) programs.

‒ 2+ years of experience with robotics system componentsand controls.

‒ 2+ years of experience with SCADA systems.

‒ Ability to be available and work a flexibleschedule/shift/work area, including weekends, nights, and/or holidays.

‒ Ability to independently solve problems and carry outgeneral instructions in standard situations with limited to no oversight.

‒ Meet the physical requirements of this role includingstooping, standing, walking, climbing stairs/ladders, and the ability tolift/carry heavy loads of 50 lbs. or more.

‒ Ability to guide the exchange of sensitive,complicated, and difficult information, convey performance expectations andhandle problems.

Preferred Qualifications

‒ 2+ years apprenticeship or equivalent experience inControl Systems troubleshooting/ programming.

‒ Experience supporting a range of different conveyorsand sortation systems.

‒ Experience with robotic maintenance.

‒ In-depth knowledge of Microsoft Office products.Examples include Word, Excel, Outlook, etc.

‒ Extensive organizational skills with a stronginquisitive mindset.

‒ Advanced math skills. Ability to calculate difficultfigures such as percentages, fractions, and other financial-relatedcalculations.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the CMMS Analyst role is $80,000 annually and the maximum salary for the CMMS Analyst position is $100,000 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
