Beam Industries, Inc. Maintenance Tech Jobs in Saginaw, Michigan
Part-time position: Mon. -- Fri: 8 a.m. -- 12 p.m. (20 hrs./week)
On-call:
Times required: Mon. -- Fri. after 12 p.m. Weekends
- On call is rare
- Emergency response: Respond promptly to emergencies and coordinate with management and external emergency services as needed, such as tenant lock-out, intruder/break in; fire/flood/police (Building Manager and CEO will also be called), etc.
- Early mornings during inclement weather (ex. 6am-10am on days when shoveling/salting is needed)
- No hourly premium, but pro-rated compensation (ex. if you work for 15 minutes, you will be compensated for a full hour)
What we are looking for
- Basic HVAC knowledge
- Basic skills/experience with plumbing, electrical, and carpentry
- Appliance repair skills (water heaters, furnaces, etc.) would be beneficial, but not required
- Ability to use hand tools, power tools, mechanical equipment, yard tools, carry/climb ladders, and more
- Ability to complete various miscellaneous tasks as assigned by management

* What you will be responsible for*
- Routine maintenance: Perform routine maintenance tasks such as replacing light bulbs, repairing minor electrical issues, replacing ceiling tiles, replacing HVAC filters, and troubleshooting HVAC systems
- Work orders: Complete work orders in a professional and timely manner based on priority, while minimizing disruptions to tenants' day-to-day activities
- Equipment repairs: Basic repairs of the building's structural, mechanical, electrical, and plumbing systems
- Preventative maintenance: Implement preventative maintenance measures to ensure the longevity and efficiency of equipment and systems
- Grounds keeping: Assist with the upkeep of outdoor areas, including parking lots, and landscaped areas
- Record keeping: Maintain accurate records of scheduled maintenance procedures and equipment inventory, as well as provide a needed "parts and materials" list on a bi-weekly basis
- Work areas: Maintain a clean and well-organized work area, including in tenant suites
- Vendor communication: Assist with the supervision of third-party contractors when professional repairs require such services
- Compliance: Ensure compliance with all safety and sanitation guidelines, as well as federal/state rules and regulations
- Tenant spaces: Prepare vacant suites for showings/new tenants
- Any additional tasks requested by CEO and/or building managementQualifications
High school diploma or equivalent. Technical school certification is a plus, but not required
Valid driver's license; must have own transportation
Legal authorization to work in the United States
Proven 2-3 years of experience as a maintenance tech
Working knowledge of HVAC, plumbing, electrical, and carpentry
Skilled in the use of hand and power tools
Ability to read, understand and utilize technical manuals and drawings
Excellent communication and interpersonal skills
