Job Title: Vertical Construction Project Manager
Job Description
We are seeking a Vertical Construction Project Manager to oversee all aspects of construction projects from initiation to completion. This role involves planning, scheduling, resource allocation, quality control, and ensuring safety. The project manager will collaborate with architects, engineers, superintendents, the preconstruction team, subcontractors, and customers to deliver projects on time, within budget, and according to specifications.
Responsibilities
Plan all phases of the construction lifecycle from initiation to completion.
Ensure timely acquisition of necessary permits and compliance with regulations.
Order necessary supplies, tools, and equipment within the precise specifications of the project.
Ensure projects align with agreed-upon plans, negotiating timelines and resources with management and securing client approvals.
Collaborate with architects, engineers, and subcontractors to meet specifications.
Write and submit testing and inspection reports, quality assurance inspections, and other reports as required.
Monitor execution of each project phase and milestones according to the plan, addressing any deviations or issues.
Ensure compliance with local, state, and national building codes and safety regulations.
Utilize PROCORE project management software to update schedules, track progress, and document project progression.
Manage multiple projects simultaneously at various stages, with budgets ranging from $250K to $15M.
Represent owners, architects, consultants, government authorities, vendors, and subcontractors.
Administer financial aspects of contracts, subcontracts, and purchase orders through Procore software, adhering to budgets, timelines, and quality standards.
Essential Skills
5+ years of experience managing vertical construction projects.
Proficient/Expert level in using Procore project management software.
Ability to review drawings and read blueprints.
Experience with GC projects, particularly in K-12 and higher education renovation or new build projects.
Strong experience in all aspects of construction management, including planning, scheduling, and budgeting.
Strong experience in construction project management, covering scope, schedule, and budget management.
Additional Skills & Qualifications
Experience in managing projects including the installation and construction of security vestibule upgrades.
Experience with K-12 or higher education renovation and new build projects.
Ability to supervise and manage team members, subcontractors, and suppliers to comply with project schedules, timelines, budgets, and scope.
Work Environment
The Project Manager will work on-site or in the office. The scope includes installing vestibules at all 138 DeKalb County schools by 2027. The initial project involves security vestibule upgrades to enhance campus safety by creating controlled entry points at schools. The project entails installing secure entry vestibules at 25 schools, including elementary, middle, and high schools. The work environment emphasizes a family-owned culture with a focus on quality and client relationships. Opportunities exist for PMs and superintendents on multi-million-dollar projects. Pay and Benefits
The pay range for this position is $75000.00 - $120000.00/yr.
