Job Title: Assistant Project Manager -Construction

Job Description

We are seeking a dedicated and experienced Ass Project Manager to join our team. This role involves overseeing the preconstruction phase and ensuring the successful completion of healthcare construction projects. The ideal candidate will have a strong understanding of the unique features and complexities associated with healthcare construction, and be adept at managing project budgets, schedules, and conditions.

Responsibilities

  • Manage the preconstruction phase, reflecting project complexities within the budget and schedule.

  • Review and update budget clarifications and exclusions regularly.

  • Track changes in budget line-items with an accurate budget log.

  • Assist the owner and design team in mitigating cost overruns and meeting client expectations.

  • Finalize the Owner Contract, including clarifications, exclusions, schedule, and general conditions.

  • Ensure the production, quality, safety, and timely completion of projects in collaboration with the superintendent.

  • Build and sustain relationships with clients, architects, engineers, and owners.

  • Prepare for and attend client introduction meetings and project interviews.

  • Award, prepare, and execute subcontracts, service contracts, and purchase contracts.

  • Ensure all requirements are fulfilled before subcontractor site work begins, such as signed contracts and insurance certificates.

  • Prepare final construction budgets and review general contracts.

  • Prepare and submit timely and accurate requisitions.

  • Conduct progress meetings with owners, design teams, and subcontractors.

  • Prepare change orders and time extensions, maintaining a change order log.

  • Approve transaction orders, invoices, and requisitions, ensuring compliance with accounting procedures.

  • Implement and comply with the company's safety and quality control programs.

  • Conduct preconstruction meetings with subcontractors and ensure thorough inspections.

  • Provide learning sessions and accountability coaching for site teams.

  • Update project schedules monthly or as required by contract.

  • Resolve contract disputes quickly and fairly.

  • Become familiar with and implement job-specific requirements to avoid delays or non-payment.

Essential Skills

  • 4+ years of experience with an AEC degree, or 1+ years without a degree in construction.

  • Experience managing healthcare projects from conception to completion.

Work Environment

This position involves a combination of office work and on-site project management as needed. All projects are healthcare-related, specifically in hospitals or similar environments

Job Type & Location

This is a Contract to Hire position based out of Richmond, VA.

Pay and Benefits

The pay range for this position is $43.00 - $60.00/hr.
