GENERAL PURPOSE OF JOB

The Porter / Groundskeeper is responsible for maintaining the cleanliness, safety, and overall curb appeal of the propertys grounds and common areas. This role ensures the community presents a well-maintained and professional appearance at all times while supporting the maintenance team as needed

DUTIES, RESPONSIBILITIES AND KEY ACCOUNTABILITIES

The following duties are essential to the successful performance of this position. This list is not exhaustive and may be supplemented as necessary to meet operational needs.

  1. Grounds and Exterior Maintenance
  • Pick up trash from grounds, parking areas, and property perimeters daily.
  • Sweep sidewalks, breezeways, clubhouse entries, and parking areas.
  • Sweep and maintain dumpster areas; power wash quarterly.
  • Paint curbs, stripe parking lots, and paint speed bumps as needed.
  • Control and eliminate weeds.
  • Straighten all exterior signage.
  • Replace breezeway light bulbs.
  • Maintain mailbox areas and other shared spaces.
  1. Pool and Amenity Area Maintenance
  • Clean and maintain pool area, including furniture and deck.
  • Empty trash receptacles in amenity areas.
  • Hose down or sweep pool deck; power wash quarterly.
  • Scrub pool sides as needed.
  • May assume full responsibility for pool maintenance (where applicable).
  1. Common Area and Facility Upkeep
  • Empty and maintain laundry room trash receptacles.
  • Clean fluorescent light panels in laundry rooms.
  • Keep maintenance room floors clean and organized.
  • Ensure all common areas remain clutter-free and presentable.
  1. Unit Turn and Operational Support
  • Trash out vacant units.
  • Assist maintenance technicians under Lead Maintenance supervision.
  • Deliver notices and newsletters to resident doors.
  • Support special projects as assigned.
