HOUSING AUTHORITY OF CARBON-EMERY COUNTY Maintenance Technician in PRICE, Utah

The Maintenance Technician is responsible for performing a variety of skilled and semi-skilled labor, maintenance, cleaning, repair, and improvement tasks to ensure that all Housing Authority properties are safe, sanitary, functional, and well-maintained.

Essential Duties and Responsibilities:

* *Property Maintenance & Repairs

  • Perform general maintenance, cleaning, and repairs in residential units and common areas, including plumbing, electrical, HVAC, carpentry, drywall, painting, and flooring
  • Maintain grounds, including snow removal, landscaping, and debris removal
  • Complete work orders in a timely and professional manner
  • Complete maintenance work orders
  • Perform preventative maintenance and property inspections

Compliance & Safety

  • Ensure compliance with HUD regulations, local building codes, and safety standards
  • Follow OSHA safety procedures and use proper personal protective equipment (PPE)
  • Identify and report potential hazards or code violations

Inventory & Documentation

  • Maintain accurate records of work performed
  • Track maintenance supplies and equipment
  • Assist with ordering materials and maintaining inventory levels

Customer Service

  • Provide courteous and professional service to residents
  • Communicate effectively with residents regarding maintenance issues
  • Maintain confidentiality at all times

Qualifications:

* *Education & Experience

  • High school diploma or GED required
  • Minimum of 3 years of residential housing maintenance experience preferred

Knowledge & Skills

  • Working knowledge of plumbing, electrical, HVAC, and general building systems
  • Ability to troubleshoot and repair appliances and systems
  • Ability to read and understand technical manuals and safety procedures
  • Basic computer skills for work order systems and reporting
  • Must be able to work independently with minimal supervision

Work Requirements

  • Must have a valid driver's license with acceptable driving record
  • Must pass pre-employment drug testing, criminal background check
  • Ability to lift up to 50 pounds regularly
  • Frequent bending, climbing, kneeling, and standing
  • Ability to work indoors and outdoors in varying weather conditions
  • Ability to climb ladders and work in confined spaces

Work Schedule

  • Full-time position Monday through Friday
  • May require occasional evenings & weekends
  • Must participate in on-call rotation for emergency maintenance
