HOUSING AUTHORITY OF CARBON-EMERY COUNTY Maintenance Technician in PRICE, Utah
The Maintenance Technician is responsible for performing a variety of skilled and semi-skilled labor, maintenance, cleaning, repair, and improvement tasks to ensure that all Housing Authority properties are safe, sanitary, functional, and well-maintained.
Essential Duties and Responsibilities:
* *Property Maintenance & Repairs
- Perform general maintenance, cleaning, and repairs in residential units and common areas, including plumbing, electrical, HVAC, carpentry, drywall, painting, and flooring
- Maintain grounds, including snow removal, landscaping, and debris removal
- Complete work orders in a timely and professional manner
- Complete maintenance work orders
- Perform preventative maintenance and property inspections
Compliance & Safety
- Ensure compliance with HUD regulations, local building codes, and safety standards
- Follow OSHA safety procedures and use proper personal protective equipment (PPE)
- Identify and report potential hazards or code violations
Inventory & Documentation
- Maintain accurate records of work performed
- Track maintenance supplies and equipment
- Assist with ordering materials and maintaining inventory levels
Customer Service
- Provide courteous and professional service to residents
- Communicate effectively with residents regarding maintenance issues
- Maintain confidentiality at all times
Qualifications:
* *Education & Experience
- High school diploma or GED required
- Minimum of 3 years of residential housing maintenance experience preferred
Knowledge & Skills
- Working knowledge of plumbing, electrical, HVAC, and general building systems
- Ability to troubleshoot and repair appliances and systems
- Ability to read and understand technical manuals and safety procedures
- Basic computer skills for work order systems and reporting
- Must be able to work independently with minimal supervision
Work Requirements
- Must have a valid driver's license with acceptable driving record
- Must pass pre-employment drug testing, criminal background check
- Ability to lift up to 50 pounds regularly
- Frequent bending, climbing, kneeling, and standing
- Ability to work indoors and outdoors in varying weather conditions
- Ability to climb ladders and work in confined spaces
Work Schedule
- Full-time position Monday through Friday
- May require occasional evenings & weekends
- Must participate in on-call rotation for emergency maintenance
