POSITION SUMMARY

This position performs a variety of skilled and semi-skilled tasks related to the repair, maintenance, and operation of building systems and equipment within the system. This position exercises technical independence in performing urgent corrective, routine, preventative, and requisitioned maintenance activities and inspects and tests systems and equipment in accordance with codes, manufacturer recommendations, and organizational standards. Responsibilities including but not limited to HVAC, electrical, plumbing, carpentry, flooring, painting, and general facility maintenance to ensure the safety, functionality, and appearance of assigned locations.

Performs all functions according to established policies, procedures, regulatory and accreditation requirements, as well as applicable professional standards.

CORE FUNCTIONS

  1. Performs corrective and preventative maintenance on facility systems including lighting, plumbing, doors, flooring, and fixtures. Installs and repairs flooring materials including LVT/LVP, carpet, ceramic, and vinyl. Completes drywall repairs, painting, framing, patching, and texturing as needed. Installs or repairs doors, frames, locks, handles, and closure arms. Ensures that all facilities operate safely and efficiently.

  2. Conducts basic HVAC maintenance such as changing filters, programming and replacing digital thermostats, and inspecting system operation to ensure proper environmental control. Performs light electrical repairs and installations, including switches, outlets, and emergency lighting components (batteries, ballasts, LED drivers) up to 277v. Performs light plumbing tasks such as faucet and trap replacements, angle stops, toilet repairs, supply line replacements, and drain clearing.

  3. Maintains a clean, safe work environment and complies with all safety directives. Ensures compliance with applicable local, state, and federal codes. Maintains appropriate records for regulatory purposes. Operates hand tools, power tools, and shop equipment to fabricate or modify components as required.

  4. Estimates materials required, records time and usage, and maintains appropriate inventory levels within budgetary constraints. Coordinates with external vendors and contractors as needed for specialized maintenance or repair work. Monitors and verifies completion according to established standards.

  5. Works closely with staff and leadership to support workflow efficiency and patient access. Demonstrates sensitivity to patient care environments, minimizing disruption and communicating effectively with staff and patients.

PHYSICAL DEMANDS/ENVIRONMENT FACTORS

  • Must be able to stand, climb, stoop, bend, reach, and walk frequently; position requires considerable physical activity.

  • Must be able to lift up to 100 pounds and move heavier equipment using proper mechanical aids such as dollies, jacks, or carts (up to 500 lbs.).

  • Must tolerate exposure to dust, fumes, chemicals, biohazard materials, confined spaces, heights, and high temperatures.

  • Must have adequate color vision and wear protective clothing as required.

  • May require travel to multiple facilities with possible overnight stays.

  • Must be able to complete and reconcile monthly company credit card statements and maintain receipts.

KNOWLEDGE, SKILLS AND ABILITIES

  • Working knowledge of building systems including HVAC, plumbing, and electrical.

  • Ability to diagnose and repair facility-related issues efficiently.

  • Strong mechanical aptitude and problem-solving skills.

  • Ability to read and interpret blueprints, schematics, and maintenance documentation.

  • Excellent organizational, time management, and recordkeeping skills.

  • Strong interpersonal and communication skills with a focus on professionalism and customer service.

  • Proficiency in the use of tools and equipment required for the trade to include:

  • Woodworking: table saw, panel saw, routers, and other tools.

  • Metalworking: drill press, grinder, cutoff saw, welding preferred.

  • Electrical: multimeter, voltage meter, circuit tester, fish tape.

  • Plumbing: drain snake, pipe cutter, plumber’s torch.

  • Commitment to safety standards and compliance with all regulatory requirements.

  • Proficient in basic computer usage including Microsoft Word and Excel.

  • Must be able to complete and reconcile monthly company credit card statements and maintain receipts.

MINIMUM QUALIFICATIONS

  • High school diploma or GED required.

  • Two (2) years’ experience in industrial, commercial, or healthcare facility maintenance.

  • Must hold a valid state driver’s license.

  • May require travel and flexible hours required to work multiple locations and required to cover with minimal notice. Must be flexible and available based on staffing requirements, weekends, holidays and overtime. May be required to work occasional on-call duties weekends, evenings and early AM which could result in possible overnight stays.

PREFERRED QUALIFICATIONS

  • Vocational, technical, or apprenticeship training.

  • Prior experience in healthcare or laboratory facilities maintenance.

  • Experience with regulatory compliance for healthcare or laboratory environments.

  • Additional related education and/or experience
