Housing Authority of Paterson Maintenance Technician in Paterson, New Jersey
Performs resident Emergency and Routine Work Orders, Preventative Maintenance, general rehabilitation, drywall repair, wall preparation, and painting. Constructs, installs and repairs HACP structures and equipment to conform to building codes and HUD’s Uniform Physical Conditions Standards (UPCS) by performing the following duties.Ensures all emergency work orders are completed within 24 hours of receipt, and that all other work orders are completed within five (5) days of receipt.Performs general Carpentry, to include building, installation, and repair of counter tops, cabinets, interior and exterior doors/storm doors and their components, windows, stairs/hand rails, gutters/downspouts, building framework, vinyl siding, and trim work. Performs preparation for and installation/repair of flooring products; to include underlayment and VCT Tile. Replaces damaged suspended ceiling tile and framework. Installs window AC units, guards, shades, blinds, and curtain rods. Repair and install window screens. Install and repair interior and exterior door locks for residents and common areas. Installs and repairs plumbing fixtures such as sinks, commodes, bathtubs, water heaters, hot water tanks, dishwashers, and other plumbing fixtures including their components. Repairs and maintains plumbing by replacing washers in leaky faucets, mending burst pipes, and opening clogged drains. Performs painting services including preparing walls for painting, removing old paint, sanding/smoothing surfaces, filling nail holes, cracks and joints with caulk, putty, drywall Removes trash from vacant units and maintains a neat and clean working area. Responsible for snow removal and lawn care. Adjusts and maintains all machinery and mechanical equipment in good working order.
