Aerotek Apartment Maintenance Technician in Omaha, Nebraska

Apartment Maintenance Technician

Salary based position - $55k-$75k/yr

Full-Time, Monday–Friday (No on-call)

Location: Omaha, NE

Job description

  • Receive, schedule, complete, and close work orders in AppFolio within 24 hours.

  • Provide residents with clear, timely updates on repair status.

  • Perform unit turns, inspections, and verify readiness for move-ins.

  • Coordinate with and verify the work of outside vendors.

  • Address urgent issues including burst pipes, HVAC failures, CO alarms, and other emergencies.

  • Participate in routine dashboard check-ins throughout the week.

  • Maintain working knowledge of property systems (irrigation, alarms, water/gas shutoffs, etc.).

  • Order materials, manage inventory, and track supplies as needed.

  • Support teammates, contribute to a collaborative environment, and participate in ongoing training.

  • Provide direction to Tech B team members and grounds staff.

  • Manage subcontractors and vendor partners.

  • Oversee unit turns across the assigned portfolio.

  • Assist in planning and supporting capital improvement projects.

Work Environment

You’ll be part of a collaborative maintenance team serving a Midtown Omaha portfolio. The pace is fast, resident-focused, and hands-on—requiring excellent communication and coordination with vendors, residents, and internal teams.

This is a Permanent position based out of Omaha, NE.

Pay and Benefits

The pay range for this position is $55000.00 - $80000.00/yr.
