Site Acquisition Manager (Entitlements & Environmental Due Diligence) at JLL Come help us build the future! We are looking for experts in site acquisition to find and acquire locations for TT&C sites to deliver Ground Gateway locations globally. In this role, you will work with our client on vetting, negotiating, and establishing land leases, teleports, and utilities, including land contracting, entitlements, and environmental due diligence. You will work with a team of like-minded professionals to carry out the operational aspects of the business and execute the contracts to complete the transactions. SITE ACQUISITION MANAGER You are excited about negotiating complex and technical legal agreements, managing regulatory compliance to acquire land sites. You can work both dependably and interdependently across ambiguous situations. You possess the expertise and background necessary to evaluate optimal infrastructure supply options and solutions. You have a demonstrated ability to negotiate multiple contracts from a business and technical perspective. You also navigate the global real estate environment and technical challenges to acquire new land sites. RESPONSIBILITIES: * Execute the strategic terrestrial site infrastructure plans for Infrastructure locations * Navigate across all contracting, legal, regulatory, engineering, and technician teams to accomplish site acquisition * Collaborate and advise on domestic and international business strategy to leadership * Create and present client documents, presentations, and reporting * Assess candidate ground station technical feasibility using established engineering tools and protocols to achieve site engineering requirements * Execute contractual, legal, and regulatory review of ground station sites, including zoning compliance, land use entitlements, and environmental due diligence coordination * Prepare and organize domestic and international regulatory body licensing paperwork with internal regulatory team and coordinate with third-party vendors supporting due diligence and permitting execution QUALIFICATIONS: * Business or Engineering degree (mechanical/electrical engineering, finance, or business degree) or equivalent work experience * 5+ years of experience leading business development, procurement of highly engineered products or services, and financial analysis of complex business deals * 3+ years of real estate, land use, or entitlements experience * Ability to prepare, review and negotiate global deal structures * Ability to negotiate complex legal agreements, terms, and conditions in conjunction with legal counsel. PREFERRED SKILLS AND EXPERIENCE: * Certified in program management * Experience with permit tracking platforms or project management tools * Ability to prepare, review and negotiate global deal structures across a global team * 2+ years of regulatory experience * Familiarity with environmental due diligence processes, including Phase I ESAs and environmental risk screening * Detail oriented, organized, and able to deliver results expediently with a high sense of urgency * Self-sta
