Job Title: HVAC Maintenance Technician
Job Description
The HVAC Maintenance Technician performs a wide range of skilled work in the fabrication, installation, operation, and maintenance of ventilation, air conditioning, and heating systems across multiple facilities. This role ensures the efficient and reliable operation of environmental control systems, including heating, air conditioning, air handling, refrigeration, and related mechanical and electrical components. The position operates at a mid-level within the maintenance series and requires formal training and hands-on experience in HVAC systems, low-voltage controls, mechanical systems, and computer-aided or networked control systems.
Shift : Rotating Shifts every 3 months.
Shift Variations: Monday-Friday, Sunday-Thursday, or Tuesday-Saturday
8a-4p, 4a-12p, or 4p-12a
Starting Pay : $23.41 an hour (guaranteed 3 - 5% pay increases yearly)
Responsibilities
Maintain air handlers at optimal performance levels by tightening, adjusting, repairing, replacing, and calibrating boilers, cooling towers, variable frequency drives, motor control contactors, pumps, and related equipment.
Monitor, operate, and support the efficient functioning of chillers and associated systems.
Fabricate and install ductwork, airflow systems, condensers, and refrigeration components to support new and existing building and equipment requirements across all sites.
Remove and dispose of old HVAC equipment and refrigerants in accordance with applicable laws, regulations, and safety standards.
Perform a variety of electrical repair and maintenance tasks, including installing, adjusting, repairing, or replacing motors, heaters, transformers, dampers, and other electrical apparatus.
Safely operate electrical equipment and tools required for HVAC and related maintenance work.
Test, adjust, and calibrate heating and air conditioning machinery, as well as mechanical, electrical, and digital control instruments.
Operate, maintain, inspect, and repair heating, air conditioning, refrigeration, water treatment, co-generation, heat reclamation, thermal energy storage, ventilation, and air compressor equipment used with HVAC systems.
Perform preventive maintenance on high-voltage switchgear as it relates to HVAC or associated equipment.
Respond promptly to reports of heating or cooling problems, suspicious odors, electrical issues, refrigeration problems, and other urgent situations.
Inspect, diagnose, and perform emergency repairs on natural gas, water, refrigeration, and air distribution systems to restore safe and reliable operation.
Program, monitor, and schedule multiple computerized energy management systems at various sites to optimize comfort and efficiency.
Assist with scheduling maintenance and system operations to maximize energy efficiency while meeting customer needs.
Use and maintain tools, equipment, and vehicles required for routine performance of duties, ensuring they remain in safe and serviceable condition.
Read, interpret, and work from plans, specifications, diagrams, and manuals related to HVAC systems and controls.
Maintain routine records of maintenance activities, repairs, inspections, and system performance as required.
Collaborate effectively with employees in other departments and maintain harmonious working relationships during daily operations.
Change out large volumes of air filters as part of regular preventive maintenance activities.
Perform other related duties as assigned to support the overall objectives of the maintenance function.
Essential Skills
At least 2 years of hands-on experience working with HVAC systems in a maintenance or similar role.
Maintenance-level knowledge of the principles, practices, methods, techniques, materials, tools, equipment, layouts, and set-ups used in HVAC systems and operations.
Experience with HVAC electrical work, including installation, adjustment, repair, and replacement of motors, heaters, transformers, dampers, and related electrical components.
Proficiency in HVAC repair, including troubleshooting and resolving issues with heating, cooling, air handling, and refrigeration systems.
Ability to operate, monitor, and maintain HVAC equipment such as boilers, cooling towers, variable frequency drives, motor control contactors, pumps, chillers, condensers, and air compressors.
Ability to program, monitor, and schedule computerized or networked energy management systems.
Skill in fabricating and installing ductwork and airflow systems to meet building and equipment requirements.
Ability to perform preventive maintenance on high-voltage switchgear as it relates to HVAC and associated equipment.
Strong ability to understand and follow oral and written instructions, including technical documentation, diagrams, and specifications.
Ability to maintain accurate routine records of maintenance, repairs, and inspections.
Capability to obtain cooperation from colleagues and maintain harmonious working relationships across departments.
Cardiopulmonary fitness sufficient to perform active physical work indoors and outdoors.
Ambulatory ability to walk and carry tools and equipment for distances up to approximately 400 yards.
Sufficient strength and agility to lift up to 50 pounds routinely and move materials weighing up to 75 pounds.
Ability to bend, stoop, and work in awkward or confined positions as required by the job.
Visual acuity to read diagrams, manuals, and work conditions, and to recognize color-coded wires and components.
Clear verbal communication skills to carry on conversations in person and via communication devices while performing duties.

Work Environment
Work takes place in both indoor and outdoor settings, including shop environments, mechanical rooms, and field locations across airport facilities. The role involves significant physical activity, including walking up to approximately 400 yards while carrying tools and equipment, lifting and moving materials up to 75 pounds, and working in bent, stooped, or awkward positions. Technicians regularly work around mechanical, electrical, and refrigeration equipment where health and safety considerations are present due to physical labor, moving machinery, and handling of materials and refrigerants. The position supports a rotating shift schedule every three months, with potential shift patterns such as Monday–Friday, Sunday–Thursday, or Tuesday–Saturday, and time frames that may include 8:00 a.m.–4:00 p.m., 4:00 a.m.–12:00 p.m., or 4:00 p.m.–12:00 a.m. Specific shift assignments and variations are discussed in detail during interviews. The environment includes exposure to a variety of airport facilities, including terminal buildings, airfield support areas, and associated infrastructure, requiring adherence to strict safety and operational procedures.

The pay range for this position is $48693.00 - $48693.00/yr.
