Portfolio Management Associate
Job Duties: - Work closely with Affinius Capitals portfolio management, asset management, investor relations, and accounting teams and the senior leadership to facilitate investment decision making and operational processes. - Responsible for the product control, finance, and operations of the funds by creating and maintaining various fund-level models for insightful analytics, ongoing portfolio monitoring, forecasting, and ad-hoc support for multiple real estate private credit funds, with a primary focus on Affinius Capitals series of value-add and construction lending funds. - Create, enhance, and maintain detailed fund models used for capturing historical assets, fund-level and investor-level performance, projecting forward-looking operational performance, ensuring compliance with leverage restrictions, and calculating investment and fund-level waterfalls and metrics used in the investment decision making process. - Coordinate with accounting, asset management, portfolio management and legal teams to facilitate the day-to-day operation of funds and separate accounts. - Support the internal reporting and capital raising teams in responding to requests and inquiries from limited partners, investors, and senior management. Create, enhance, and maintain fund-specific dashboards to summarize current portfolio positioning, historical performance, capacity for additional investment, and forward-looking operational and performance projections. - Preparation of final quarterly performance calculations, populating data warehouses for loan and fund-level reporting, and performance attribution analysis. - Review quarterly loan valuations and projections; communicate performance impact of changes to portfolio management team. - Create department policies, procedures, and process documentation. - Collaborate with the other team members on automation, efficiency improvement, and thought leadership initiatives.
Minimum Requirements: - Bachelor's degree in Finance, Economics, Business Administration, Accounting, or related field and 2 years of experience in a quantitative or analytic-based role. Experience must include real estate private equity/credit and portfolio/fund modeling; Creating forecasting and waterfall models; and creating detailed and dynamic forecast models, summarizing the results, and communicating to senior leadership and external clients.
Job Location: 277 Park Ave., 39th Floor, New York, NY, 10172. 40-hour work week (8:00 a.m. to 5:00 p.m.), Monday to Friday.
Salary: $87,838.00 per year.
