CBRE Client Solutions Director - Project Management - Americas in New York, New York

About the role:

In partnership with the Global Win Leader, Project Management Service Line Leaders, Sector Leaders and the CBRE Sales and Client Solutions (SCS) team, this position is responsible for formulating and implementing business development strategies based on the strategic directions and targets of the Enterprise Project Management business.

This position is responsible for Win activities across Enterprise Project Management outsourcing pursuits and leads a team of direct and matrixed resources to identify opportunities, manage cultivation efforts, develop and deliver pursuit strategy, and pursuit execution to include the client pipeline, proposals, presentations, deal underwriting, and other client-facing meetings and materials.

This position establishes corporate client relationships with key decision-makers across various organizational levels.

What you’ll do

  • Continually focus on developing the business through building customer relationships and ensuring that resources are prepared and in place to manage and enable the Enterprise Project Management sales process and growth objectives.

  • Strong understanding of each Project Management service offering, platform, and value proposition, and a general understanding of the broader CBRE service lines.

  • Coordination and governance of sales activity throughout the sales process including qualification, discovery, proposal, pricing presentation and negotiation.

  • Lead interactions in a client-facing role in regional and/or global pursuits, renewals, and expansions.

  • Stay abreast of industry dynamics; evaluates industry and business trends and analyzes performance and responds with necessary business change.

  • Collaborate with Win Leader, and others, to develop a concise and actionable plan to accomplish the acquisition and retention of clients/markets, focusing on our value-add as “expert advisors” rather than “tactical or transactional specialists”; meets business growth objectives consistently.

  • Act as a true enterprise executive, putting the needs of the entire organization, our clients and shareholders before any specific business unit priorities. In short, makes great enterprise decisions.

  • Compile and deliver comprehensive regional and sector sales pipeline information to the Enterprise Project Management Win Leader, Sector SCS teams, and Project Management leadership as requested.

  • Cascade a culture of accountability and transparency through the business.

  • Exhibit a complete understanding of company's corporate governance policies and procedures. Responsible for ensuring corporate governance policies and procedures are adhered to within work group.

  • Responsible for accurate, timely, and compliant contract procurement, contract negotiation, contract execution, contract administration, and closeout. Contracts include, the company's agreements, client/vendor agreements, company/vendor and supplier agreements. Monitors adherence to policies and procedures regarding internal governance and controls.

  • Demonstrate ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks for client and company.

  • Contribute to the preparation of accurate, timely, and complete reports to the client and company.

  • Develop best practices and supports innovation.

  • Represent the business in a professional and credible manner to customers and the public.

  • Focus on ensuring exceptional client outcomes are always delivered.

  • Is accessible and responsive to customers.

  • Conduct and maintains relationships with industry and trade associates, vendors, and professional organizations.

  • Lead by example for DE&I and manages to an agreed set of metrics and improvement targets.

  • Ensure the business has the skills and motivation to carry out their roles to the best of their abilities for today and develops the skills and competencies required for the future.

  • Is visible and accessible to the team.

  • Ensure all staff are performance reviewed annually and all managers are formally trained in the review process.

  • Ensure development plans are in place and followed through.

  • Maintain alignment with Corporate and Project Management goals cascaded through clear annual performance targets and objectives.

  • Train, develop, induct and mentor direct reports and builds a culture of continual development and learning.

  • Encourage a culture of co-operation and teamwork within the business, ensuring that staff are recognized and rewarded as appropriate.

  • Effectively recommend same for direct reports to next level management for review and approval. Monitors appropriate staffing levels and reports on utilization and deployment of human resources.

  • Lead and support staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention. Leads by example and models behaviors that are consistent with the company's values.

  • Manage and lead project management staff in the group and ensures thorough staff understanding and implementation of operations, policies, and procedures. Formally supervises individual employees and/or subordinate supervisors. Responsible for identifying tracking performance, coaching, training needs, and motivating direct reports and work group. Directly or indirectly responsible for hiring, terminating, compensation, and performance evaluation for direct reports and work group.

What you’ll need

  • Bachelor’s Degree (BA or BS) from four-year college or university, graduate degree preferred

  • 7-10+ years of leadership experience, leading large teams in regional matrix organizations.

  • Financial fluency

  • Technically savvy

  • Sr. Leadership presence

  • Minimum of ten years of experience with emphasis on Project Management/Construction and Consulting.

  • Minimum of ten years of experience directing and evaluating performance of direct reports

  • Ten plus years Commercial Real Estate financial analysis and understanding of financial concepts required.

  • Extensive knowledge and experience in resource allocation and implementation concepts.

  • Strong interpersonal skills: ability to effectively facilitate communications at all leadership levels

  • Must have the ability to travel. International travel may be required based on account needs.

  • Must have strong management and leadership skills and experience with human resource and performance management processes. Strong change agents preferred.

  • Excellent technical, interpersonal, and analytical skills required.

Key Experience

  • Project Management or related industry experience in an Operations and/or Business Development capacity.

  • Leadership in a global project management or related CRE organization, leading large teams.

  • Solutioning for and servicing Enterprise clients with multiple buying methodologies.

  • Project and Construction delivery-methodology with a keen emphasis on risk management, operational excellence and communication.

  • Local, Regional and Global personal networks and connectivity

Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $165,000 annually and the maximum salary for this position is $210,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend’s applicable benefit program.
