HGA Support Services Maintenance Team Member in Muskegon, Michigan
Summary:
The Maintenance Team Member diagnoses and performs minor/routine maintenance and repairs for all properties of HGA Support Services. The Maintenance Team Member is also responsible for the day-to-day operations of the maintenance department, contracted vendor coordination, and the overall safety, maintenance and repair of all owned and/or leased properties of HGA Support Services. Similar responsibilities may be assigned for outside entities on a non-routine basis as directed by your supervisor.
* Position Type / Expected Hours of Work:*
This position has a standard work schedule of 8:00 a.m. to 4:30 p.m., Monday through Friday. Work hours may vary based on agency needs at the discretion of the direct supervisor and/or CEO. This position serves as the primary on-call contact for maintenance emergencies and may be required to respond to urgent issues outside of normal business hours, including evenings, weekends, or holidays.

Daily, diagnoses and performs minor/routine maintenance and repair function Typical categories of work include, but are not limited to:
- Simple electrical, plumbing and carpentry/woodworking
- Basic painting, drywall, flooring, roofing and/or cement repair
- Appliance and equipment repair and/or replacement
- Home system repair and/or replacement (furnace, A/C, etc.)
- Grounds maintenance and snow removal
- Moving items
Complete maintenance requests within 24 hours whenever possible; respond immediately to emergencie
Provides creative solutions to repair issue
Determine when outside contractors should be contacted for repairs and/or maintenance that cannot, or should not, be handled internally; coordinate such repairs/contracted services.
Provide feedback on selected vendors for larger capital projects when three service bids are required prior to contracting an outside agency for a project.
Prioritize maintenance requests based on urgency, time to repair and overall costs within budgeted guidelines.
Manage small purchases for the maintenance department, including tools and small equipment, within budgeted guidelines and financial policies.
Coordinate and follow-up on contracted projects to ensure consistent, professional and completed results.
Assist COO with maintaining proper vendor files including proof of general liability insurance and appropriate licenses as needed.
Attend any work-site inspections, to ensure all maintenance concerns are documented and appropriately addressed.
Complete and document all quarterly inspections of HGA Support Services' properties to devise and maintain schedules for heating and cooling equipment, alarm systems, exhaust fans and vents, and other mechanical systems found in buildings owned or operated by HGA Support Services; use inspections to assist COO with developing the agency's property improvement plan.
Work with the COO to facilitate capital projects and annual budgets based on agency facility needs.
Conducts all business in accordance with HGA Support Services' policies and procedures as well as city, county, state and federal laws (i.e.: OSHA, MSHDA, HUD, and ADA).
Report to each site supervisor regarding work scheduled or in progress, report regularly to the COO regarding the same.
