MAINTENANCE MECHANIC

General Statement of Duties

Performs a variety of semi-skilled and skilled tasks in maintaining, repairing, and renovating buildings, appliances, and utility appurtenances for a public housing agency.

Distinguishing Features of the Class

An employee in this class performs semi-skilled and some skilled trade work in the maintenance, repair, and renovation of buildings, appliances, utility appurtenances, and grounds. Independence, initiative and resourcefulness are needed in determining the methods of maintenance to be used on a particular assignment. Work may be in response to resident requests or result from inspections or be part of the process of preparing housing units for new residents. The employee may work independently on less complex tasks or works with other Maintenance Mechanics on more complex tasks or tasks requiring more than one person and may provide orientation and training to lower-level workers. The employee obtains materials and tools from the stockroom or local vendors. Daily work priorities are set by the supervisor. Employees are subject to working in both inside and outside environments, and to noise, vibration, moving mechanical parts, electrical current, exposure to chemicals, dust, fumes, and odors. Work is also subject to the final standards of OSHA on blood borne pathogens. Employees rotate call duty and perform emergency repairs. Work is performed under the supervision of the Maintenance Supervisor and is reviewed through inspections and by resident feedback.

Duties and Responsibilities

Essential Duties and Tasks

Makes electrical repairs; replaces receptacles, switches, fixtures; repairs shorts in lines or panel boxes; installs baseboard and ceiling heaters and smoke alarms; makes electrical repairs to stoves and refrigerators.

Installs and repairs plumbing fittings, faucets, and fixtures; unstops lines; replaces and repairs water and sewer lines.

Paints on a variety of interior and exterior surfaces.

Hangs doors, windows, and sheet rock; replaces door and window panels, molding, door knobs, and window panes; repairs cabinets; replaces floor tiles; replaces counter tops; changes locks; and fixes screens

Constructs and repairs cabinets and performs other carpentry tasks.

Lays block and brick, forms concrete.

Operates a variety of power and hand tools and small equipment.

Cleans apartments for new residents.

Prepares and completes work orders.

Applies pesticides and chemicals for various purposes.

Additional Job Duties

Adheres to all Mount Airy Housing Authority rules and regulations including safety, ethical conduct, and personnel policies and procedures.

Maintains acceptable attendance which includes providing proper notification and advance notice for absence/tardiness. Returns from breaks and lunch promptly.

Works cooperatively and as a team player with co-workers.

Ensures strict confidentiality of resident and Housing Authority information at all times.

Performs repairs to yard equipment and trucks.

Performs custodial, mowing and other grounds keeping duties as assigned. Performs other duties as assigned by the Executive Director.

Knowledge, Skills, and Abilities

Considerable knowledge of the principles, practices, and techniques associated with carpentry, painting, plumbing, masonry, heating and electrical trades.

Considerable knowledge of common hand tools used in building and equipment maintenance and construction work.

Some knowledge of the housing and building codes related to trade repairs.

General knowledge of the hazards and related safety practices associated with trade occupations.

Ability to understand, interpret, and follow oral and written instructions and schematic drawings.

Ability to prepare routine records and reports.

Ability to establish and maintain effective working relationships with other employees, superviso s, and the public and provide leadership to lower level employees.

Physical Requirements

Must be able to physically perform the basic life operational functions of climbing, balancing, stooping, kneeling, crouching, reaching, standing, walking, pulling, lifting, grasping, talking, and repetitive motions.

Must be able to perform heavy work exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.

Must possess visual acuity to perform mechanical or other trades tasks such as carpentry, plumbing, and painting and to read schematic drawings and keep records of activities.
