Waters Run Bed & Breakfast and The Barn at Waters Run is a lodging and event space located in lovely, rural, central Maine. In everything we do, we want visitors to Waters Run to feel calm, connected and cared for. While we are not a luxury hotel, our goal is to make everything feel comfortable, effortless and high quality. The 12-room hotel occupies a historic farmhouse which was once part of the F. M. Woolworth estate. With views of an expansive meadow and Cobbossee Lake in the distance, guests are invited to relax and recharge both indoors and outdoors.

Position Summary

The Property Caretaker is a unique position that plays an important role in the overall guest experience at Waters Run Bed & Breakfast. The Caretakers primary responsibilities are to help ensure that indoor and outdoor spaces are functional, safe, and well maintained, while also providing limited after-hours support related to property or guest safety.

Reporting to the Director of Operations, the Caretaker will be responsible for general maintenance and groundskeeping and may assist with late check-ins or other limited guest support needs during scheduled on-call periods. The Caretaker may be contacted overnight only when scheduled for on-call duty and only for urgent matters requiring immediate attention.

Key Responsibilities

Grounds and Outdoor Maintenance

  • Maintain lawns, gardens, walkways, and landscaped areas.

{=html} <!-- --> - Remove debris, leaves, and litter from outdoor areas.

{=html} <!-- --> - Routine cleaning of common outdoor areas, exterior buildings, and sometimes interior spaces.

{=html} <!-- --> - Seasonal & weather-related duties.

{=html} <!-- --> - Perform seasonal clean-up and preparation (spring, summer, fall).

{=html} <!-- --> - Snow removal from walkways, entrances, and parking areas (if applicable).

{=html} <!-- --> - Monitor weather conditions and address safety hazards such as ice, fallen branches, or storm debris.

Property Care & Light Maintenance

  • Conduct regular property walk-throughs to identify maintenance or safety concerns.

{=html} <!-- --> - System Checks: Inspecting HVAC, heating, cooling, and lighting systems to ensure proper operation.

{=html} <!-- --> - General Maintenance & Repairs: Performing non-licensed repairs, including light carpentry, plumbing fixes, electrical work (changing bulbs, fixtures), painting, and pressure washing.

{=html} <!-- --> - Identify issues that require licensed trades and coordinate with owners to engage outside contractors as needed.

{=html} <!-- --> - Maintain tools and equipment in good working order.

{=html} <!-- --> - Managing inventory of supplies, ordering materials, keeping maintenance logs, and handling basic department budget.

Guest Support & After-Hours Response

  • Respond to situations such as exterior lighting issues, access concerns, weather-related hazards, or urgent maintenance matters.

Qualifications

  • Experience in groundskeeping, landscaping, property maintenance, caretaking, or a related field preferred.
