Job Title: On-Site Project Manager – Medium-Sized Commercial Construction Projects
Job Description
This role leads the on-site delivery of medium-sized commercial construction projects from start to finish, with full accountability for execution, completion, quality, and financial performance. The On-Site Project Manager provides strong jobsite leadership, oversees project controls and risk management, manages self-perform and trade partners, and cultivates lasting relationships with clients and project stakeholders. This position is ideal for a construction professional who combines hands-on field experience, strong financial acumen, and proven leadership skills within commercial construction environments.
Responsibilities
Serve as the on-site Project Manager responsible for the overall execution, completion, and financial performance of medium-sized construction projects.
Provide clear jobsite leadership and direction to ensure safe, efficient, and high-quality project delivery.
Partner with corporate safety teams to develop, implement, and support the project safety plan at the jobsite.
Develop and manage project controls, procedures, and risk mitigation strategies to ensure contract compliance and minimize project risk.
Establish and oversee change management processes to track, evaluate, and implement changes in scope, schedule, and cost.
Manage project financial forecasting, including cost tracking, budget updates, and reporting to meet contractual and internal requirements.
Create, implement, and oversee project-specific quality plans that align with contract documents and industry standards.
Lead the development and execution of project closeout plans, ensuring timely completion of punch lists, documentation, and turnover requirements.
Lead, motivate, and manage project teams, including superintendents, engineers, and project administration staff, to achieve project goals.
Train, coach, and mentor direct reports on company processes, procedures, and daily operational responsibilities.
Support the subcontracting strategy by developing detailed scopes of work for trade partners and ensuring integrity and competitiveness throughout the buyout process.
Implement and enforce contract requirements, including drafting, reviewing, and managing contracts, subcontracts, agreements, and purchase orders.
Coordinate insurance and bonding enrollment for the project and ensure trade contractor compliance with all requirements.
Provide planning support, including estimating select bid packages and contributing to the development of Guaranteed Maximum Price (GMP) proposals.
Perform constructability reviews throughout the project lifecycle to identify risks, opportunities, and potential design or coordination issues.
Conduct coordination reviews to ensure alignment among design teams, trade partners, and field operations.
Develop and manage Critical Path Method (CPM) schedules and prepare accurate monthly schedule updates for internal and external stakeholders.
Collaborate with business development teams to support client relationships, project pursuits, and presentations as needed.
Build, maintain, and strengthen relationships with clients, partners, and industry contacts to enhance market presence and support repeat work.
Manage the workload, performance, and professional development of direct reports in alignment with company standards and expectations.
Foster an inclusive, positive work environment that promotes engagement, accountability, and collaboration across project teams.
Communicate company and departmental strategies clearly and consistently to project teams, ensuring alignment with project objectives.
Oversee and support self-perform work, including planning, estimating, and monitoring labor productivity for self-perform crews.
Apply a strong understanding of labor production to plan work, allocate resources, and ensure that trades can successfully build the project in the field.
Work closely with trades and union partners, applying knowledge of union job sites and craft distinctions to effectively coordinate field activities.
Collaborate cross-functionally with operations, safety, and business development teams to ensure cohesive project execution and client satisfaction.
Essential Skills
5–10 years of relevant construction project management experience, or an equivalent combination of education and experience.
Bachelor’s or Master’s degree in Engineering, Construction Management, or a related field preferred.
Strong understanding of construction project management principles and jobsite operations in commercial construction environments.
Demonstrated ability to manage project financials, including budgeting, cost control, forecasting, and change management.
Experience with Critical Path Method (CPM) scheduling and project controls tools.
Proven leadership skills with the ability to build, motivate, and develop high-performing project teams.
Strong emotional intelligence and the ability to manage relationships and navigate complex team dynamics.
Strategic mindset with the ability to assess risks, identify opportunities, and understand long-term project impacts.
Ability to delegate effectively, set priorities, and hold teams accountable for results and deadlines.
Strong written and verbal communication skills for interacting with clients, trade partners, and internal teams.
Ability to collaborate effectively with operations, safety, and business development teams.
Proficiency with industry-standard construction software and Microsoft Office tools.
Self-perform experience, including proven success in running and estimating self-perform work with a self-performing general contractor or subcontractor.
Deep knowledge of labor productivity and what is required for trades to successfully execute work in the field.
Hands-on experience working with trades and a solid understanding of union job sites and the distinctions between various craft roles.
Additional Skills & Qualifications
Bachelor’s or Master’s degree in Engineering, Construction Management, or a related discipline is preferred and considered a strong asset.
Experience managing medium-sized commercial construction projects such as retail, pharmaceutical, high-rise, or similar complex builds.
Background with self-performing general contractors or subcontractors, particularly in planning and executing self-perform scopes.
Familiarity with Guaranteed Maximum Price (GMP) project delivery and involvement in GMP development.
Experience preparing and reviewing scopes of work, contracts, purchase orders, and related project documentation.
Prior involvement in constructability and coordination reviews from preconstruction through project closeout.
Established network of relationships with clients, trade partners, and industry contacts within the commercial construction market.
Demonstrated ability to support business development efforts and client relationship management.
Work Environment
This role is primarily based on active construction sites, providing hands-on leadership for multiple commercial projects. Initial assignments will include work on a casino project, followed by additional projects such as those in the Kankakee area, with the potential to work on a variety of project types across different locations. The work involves overseeing day-to-day field operations, coordinating with superintendents, engineers, trade partners, and self-perform crews in a dynamic, fast-paced environment. Project teams use industry-standard construction software and Microsoft Office tools for scheduling, project controls, documentation, and communication. Pay and Benefits
The pay range for this position is $115000.00 - $160000.00/yr.
