Participate in the on-call system. SUPERVISES No supervisory responsibility. RESPONSIBILITIES A. ESSENTIAL FUNCTIONS 1. Operate, maintain, diagnose, and repair heating, ventilation, and air conditioning (HVAC) equipment and related systems, and use Building Operations System; cut, thread, assemble and lay pipe; installation, repair and maintenance of various HVAC fixtures; perform welding and metal fabrication; diagnose and repair electronic ignition systems for heaters, furnaces and water heaters; rebuild, replace, and repair circulation pumps and electric motors. 2. Maintain, diagnose, and repair mechanical and electrical equipment; test, install, and replace single and 3-phase electrical circuits and equipment; troubleshoot and correct defective switches, receptacles, ballasts, and other wiring; perform routine mechanical and electrical maintenance. 3. Maintain, diagnose and repair plumbing system (e.g. replacement or repair of supply lines, valves, faucets, fixtures, sewer and drain lines, water heaters, and softeners; unclog drains and grease traps, trenching and laying new drain lines, etc.). 4. Maintain, trouble shoot, and repair the County computerized door management system, electronic door openers, and fire alarm systems. Install and terminate telephone and computer lines. 5. Follow preventative maintenance schedules to ensure efficient operation of the building systems and to prevent deterioration of the physical condition of the buildings on site and other County facilities. 6. Perform a variety of skilled building maintenance including repairs to doors, windows, roofs and other building parts. Construct or assemble furniture and other wood and metal structures. 7. Construct, rebuild, and repair County equipment and facilities including various wood and metal structures, equipment and furniture; drywall installation, finishing, and repairs, prepare surfaces for painting and varnishing and apply surface coverings as required. 8. Grounds maintenance, including lawn mowing and snow removal. Keep the grounds neat in appearance and sidewalks clear of snow and ice, ensuring the safety of employees, residents, patients, and the public. 9. Operate a variety of equipment and machines including saws, drill presses and various hand and power tools to perform repair and maintenance work; maintain tools and equipment in a safe, clean and proper working condition. 10. Use computer to monitor HVAC, receive work requests, check and send emails, catalog keys, search for parts; enter and track data. 11. Responsible to know and follow all policies and procedures of the County. Perform all job tasks in a safe and prescribed manner. Assure compliance with applicable federal, State and local codes, regulations, and requirements. B. OTHER JOB DUTIES 1. Purchase supplies, equipment, and materials necessary to complete projects. 2. Perform routine maintenance of County maintenance vehicles and small engines. 3. Participate in the on-call system. 4. Perform related work as required; and/or assigned. ***** OTHER EXPERIENCE AND QUALIFICATIONS: -Working knowledge of high and low voltage systems, digital HVAC controls, low pressure steam boilers, hot water heaters, chillers, air conditions, and plumbing required. -Valid Wisconsin driver\'s license is required, and ability to maintain while employed with Wood County. -Basic, everyday living skills are needed, as is the ability to understand and follow written and oral directions. -Reading, writing, adding, subtracting, multiplication, and division of fractions, reading of blueprints, and general problem solving required. -Must complete safety, conflict management for behavioral health, and CPR training within six (6) months of date of hire. -Experience working in healthcare preferred. Equipment used: truck (trailer), snow blower, power broom, salt spreader; riding and push lawn mowers; weed trimmers; power tools (table saw, miter saw, jointer, band saw, pipe threader, drill press, grinder, etc.); hand tools (hammer, wrenches, screwdrivers, etc.); measuring tools (micrometers, vernier calipers, voltage meters, rulers, etc.); chainsaw; any other tools or equipment necessary to fulfill job responsibilities. ***** APPLICATION INSTRUCTIONS: Apply Online: https://careers.woodcountywi.gov/
