Maintenance Technician

Reports To: Property Manager & Maintenance Lead

Location: Lake Wales, FL

Unit Count: 112

Position Summary

The Maintenance Technician is responsible for performing general maintenance and repairs to ensure apartment homes, buildings, and grounds are maintained in a safe, clean, and efficient manner. This role supports resident satisfaction by responding promptly to service requests and completing preventative maintenance tasks.

Key Responsibilities

  • Perform routine maintenance and repairs on apartments, common areas, and property grounds

  • Complete resident service requests in a timely and professional manner

  • Troubleshoot and repair HVAC systems, plumbing, electrical, appliances, and carpentry issues

  • Prepare vacant units for new residents (turnovers/make-readies)

  • Conduct preventative maintenance inspections and maintain records

  • Maintain pools, fitness centers, and other community amenities

  • Ensure compliance with safety standards and company policies

  • Assist with emergency maintenance calls, including after-hours rotation

  • Maintain tools, equipment, and maintenance shop organization

  • Complete daily paperwork

    Required Skills & Qualifications

  • High school diploma or GED required

  • 1–3 years of apartment maintenance or related experience preferred

  • Working knowledge of:

  • HVAC systems (EPA certification preferred)

  • Plumbing and electrical systems

  • Appliance repair

  • Drywall and painting

  • Ability to use hand and power tools safely

  • Strong troubleshooting and problem-solving skills

  • Good customer service and communication skills

  • Ability to lift 50+ lbs and work in various weather conditions

  • Valid driver's license

    Work Environment

  • Indoor and outdoor work in residential community settings

  • On-call or rotating emergency maintenance schedule may be required

  • Exposure to noise, dust, chemicals, and varying weather conditions

    Physical Requirements

  • Frequent standing, walking, bending, kneeling, and climbing ladders

  • Ability to lift, push, and pull heavy equipment and materials

  • Manual dexterity for handling tools and small parts
