Job Title: Maintenance Supervisor

Job Description

The Maintenance Supervisor oversees skilled trades and third-party service providers to ensure safe, reliable, and efficient operation of building systems and facility equipment. This role manages preventive and corrective maintenance, supports projects assigned by site leadership, and provides on-site coverage for production and maintenance activities, including weekends as required. The Maintenance Supervisor also ensures regulatory compliance, maintains clear communication with building occupants, and supports continuous improvement initiatives across the facility.

Responsibilities

  • Supervise UAW skilled trades personnel and oversee third-party housekeeping staff and subcontractors as needed.

  • Investigate, plan, manage, and implement maintenance and facility projects assigned by site leadership teams.

  • Conduct daily safe operating tours to verify proper operation of building systems and equipment.

  • Prioritize, assign, and track help desk work orders to ensure timely and high-quality completion.

  • Manage corrective, emergency, and preventive maintenance activities for building equipment and systems.

  • Provide supervisory coverage for all maintenance-related departments as necessary, including coverage for training and vacations.

  • Review and maintain supply inventory levels to support ongoing building operations and minimize downtime.

  • Supervise subcontractors performing project work to ensure safety, quality, and adherence to scope and schedule.

  • Support all facility emergencies and implement comprehensive emergency procedures for building operations.

  • Ensure compliance with government regulatory requirements, including EPA and OSHA standards, safety programs, CFC handling, and related programs.

  • Ensure compliance with internal audit standards and other established policies and procedures.

  • Maintain clean, organized, and safe shop and work areas, ensuring logbooks are accurate and up to date with building status, equipment changes, and contractor activities.

  • Maintain document control and record retention for maintenance activities, equipment, and facility operations.

  • Monitor and maintain appropriate inventory levels, especially critical components required to minimize downtime in critical environments.

  • Oversee and monitor supply purchases to ensure materials and parts are ordered as necessary and in line with budget expectations.

  • Ensure key performance indicator (KPI) targets are met by effectively managing maintenance activities and resources.

  • Build and maintain strong relationships with key contacts at each facility, keeping them informed of work order status and activities that may affect their operations.

  • Communicate regularly with building occupants regarding project status and follow up to confirm work is completed satisfactorily and on time.

  • Participate in business and skills training programs to build a broad skill base and contribute to continuous improvement.

  • Support the team in achieving revenue and cost-control targets by managing work responsibilities to contain costs and meet budgeted controllable expenses.

  • Provide daily shift communication and complete required reports to ensure continuity between shifts and transparency with management.

  • Meet regularly with alternate shift Supervisors and the Maintenance Manager to review outstanding issues, provide input on upcoming projects, and align on operational priorities.

Essential Skills

  • A minimum of 3–5 years of industry experience in a maintenance supervisory role.

  • Proven experience in maintenance supervision overseeing unionized employees, including working within collective bargaining agreements, managing projects, tracking parts, and tracking purchase orders.

  • Strong knowledge of and troubleshooting skills for mechanical equipment, electrical equipment, and HVAC systems.

  • Demonstrated ability to manage safety practices and promote a safe working environment.

  • Strong interpersonal and management skills with the ability to lead, coach, and coordinate skilled trades and third-party staff.

  • Proficiency with computer applications, including Microsoft Office for tracking parts, purchase orders, and maintenance activities.

  • Experience working in a unionized environment and collaborating effectively with union-represented employees.

  • Effective customer service skills, including the ability to communicate clearly and professionally with internal customers, supervisors, and building occupants.

  • High school diploma or equivalent.

Additional Skills & Qualifications

  • Experience in facilities maintenance within a production or manufacturing environment.

  • Experience in continuous improvement, process improvement, or lean manufacturing practices.

  • Exposure to production management and production supervision environments.

  • Troubleshooting experience in electrical systems and facility equipment.

  • Familiarity with Six Sigma or similar structured problem-solving methodologies.

  • Experience as a housekeeping or facilities supervisor supporting industrial or large commercial operations.

  • Ability to interpret and follow safety programs and regulatory requirements, including EPA, OSHA, and CFC handling guidelines.

  • Strong organizational skills with the ability to maintain documentation, logbooks, and inventory records accurately.

  • Ability to build cross-functional relationships and collaborate effectively with multiple departments and shifts.

Work Environment

The role is based in a new, large-scale facility that supports production operations and requires close coordination with building occupants and operations teams. You will work closely with UAW skilled trades, third-party housekeeping staff, and various subcontractors, often in active production areas and mechanical spaces. The environment includes mechanical, electrical, and HVAC systems, as well as critical building equipment that must be maintained to high reliability standards. Work may include on-site coverage during weekend production or maintenance projects, and requires flexibility to support emergencies and shifting priorities. You will use computer systems and Microsoft Office to manage work orders, track parts and purchase orders, and document maintenance activities. The facility emphasizes safety, regulatory compliance, and organized, clean work areas, with an expectation that all shop and maintenance spaces remain neat, well-ordered, and compliant with internal and external standards.

Job Type & Location

This is a Contract to Hire position based out of Lake Orion, MI.

Pay and Benefits

The pay range for this position is $25.00 - $28.00/hr.
