JOB DESCRIPTION - MAINTENANCE
*JOB QUALIFICATIONS REQUIREMENTS: *
High school diploma or equivalent is required. One year or more of verifiable hands -on general maintenance preferred but willing to train.

DESCRIPTION OF DUTIES & RESPONSIBILITIES:
The following represents the primary and secondary duties of the position; however, they are not intended to be all inclusive. The HA reserves the right to change, reassign, or combine job duties at any time and at its discretion.
BASIC PURPOSE:
Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles repairs and improvements of vacant apartments for make ready status.
Works as a team participant along with maintenance staff to ensure the quality of standards set PHA are followed.
ESSENTIAL FUNCTIONS:
Prepares or assists in preparing all vacant apartments to ready conditions.
Performs various maintenance functions. Records activity work orders.
These functions may include, but are not limited to:
Light bulb changing, caulking
Filter change & painting
Lock repairs
Install/repair window coverings & preventative maintenance
Repairs to flooring
Responds to resident service requests and concerns in a timely manner.
Performs on-call emergency service as required.
Reports maintenance concerns for repairs on units to Maintenance Supervisor.
May assist in monitoring and/or controlling maintenance inventory and or supplies.
Moves heavy objects as requested
Must be able to climb stairs and ladders.
Work indoors and outdoors in all weather conditions and is subject to heavy and strenuous work.
May encounter undesirable pests.
Assist the Maintenance Supervisor on special maintenance projects
Assists in keeping the grounds and common areas free of trash and debris.
Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of the HA.
Maintains open communication with management.
Consistently maintains a professional, courteous attitude when dealing with residents, coworkers and the general public, at all time on or off the property.
Attends and participates in training as requested.
Other duties as assigned.
Assists other staff members as needed.
Delivers various communications to residents as needed.
Drives motorized vehicles on or off property for HA business.
Performs other duties as assigned.

Machines, Tools, and Equipment:
Hand tools normally used in construction, maintenance and landscaping including, but not limited to; hedge trimmers, power floor cleaner, paint sprayer, power drain cleaner, and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles.
Licenses/Certifications
:
Valid drivers' license along with a good driving record. Pass background check.
OTHER REQUIREMENTS:
As a HA employee, you represent the HA. While you are on the job, the HA expects you to wear clothing and accessories that are appropriate in a professional business environment. If a uniform is required at the property, you are expected to wear it.
The employee normally works day shift {40) hours per week M-Thur. 7:00 a.m. to 5:30 p.m. and must be willi g to respond to recall on twenty- four hours basis, seven days a week.
Employees must not use tobacco products on the job or in company vehicles.
PAY:
$16.00 hr.
