ESSENTIAL JOB FUNCTIONS:

[Supervises all modernization superintendents and employees by providing direction and training, and communicating company policies, procedures and objectives. [Administers company safety program. Includes performing weekly safety audits and stressing the importance of safety to all employees.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Plans, directs and prioritizes elevator modernization jobs including manpower needs; utilizes project management software and scheduling tools.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Uses accounting reports and programs to review job status to identify risk and opportunity. This includes properly reporting fade issues prior to revenue and manage routes and callbacks.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Manages jobsites from survey through the completion of the modernization process documenting and advising on project progress for work not included. Includes troubleshooting with mechanics, performing quality audits and meeting with customers to review progress.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Manages subcontractor schedule and performance on turn-key projects.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Develops and maintains strong working relationships with owner, elevator consultants, construction firms and architects.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Reviews and signs off on all bids. Includes pre-bid meetings, materials, and repair work with sales representatives and providing technical input to calculate labor and material costs.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Identifies, reviews and signs off on change orders, purchase orders, elevator turnover authorizations, accounts receivable, write-offs, credits and other necessary approvals.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Visits job sites and performs quality audits to ensure that repairs are being completed efficiently and in a cost effective manner. Manager spends time daily in the field working with technicians and meeting with customers. ]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Administer parts program for contract service and repair to meet budget expectations and customer satisfaction.]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Monitors the three callbacks in 30 days program and take a lead in keeping cancellations under 3%. ]{segoe="" ui",="" tahoma,="" sans-serif"=""}

[Maintains up-to-date knowledge of all federal, state and local elevator industry code requirements.]{segoe="" ui",="" tahoma,="" sans-serif"=""}
