Lead Custodian

Basic Function:Maintaining an attractive, sanitary, and safe facility for students, staff, and the public; providing equipment and furniture arrangements for meetings, classroom activities, and events; minimizing property damage, loss, and liability exposure; ensuring that assignments are completed in a safe, proper and timely manner and overseeing and supporting assigned custodians in the performance of their assignments.

Essential Functions:

  • Remain on the school premises during school hours, and during non-school hours when the use of the building has been authorized and extended work hours have been approved. Notify the office when it is necessary to be out of the building.

  • Maintain schedule of cleaning, sanitizing, and replacing consumables as determined by supervisor.

  • Maintain an inventory and recommend the purchase of suitable supplies, tools, and equipment. Order materials as needed, and make recommendations of supplies and equipment for purchase.

  • Estimate the cost of repair projects in terms of labor, material, and overhead.

  • Assign and supervise crews for maintenance work.

  • Develop a system for dealing with emergency repair problems with efficiency.

  • Consult with building principals regarding the establishment of regular preventive maintenance programs.

  • Advise on the hiring of contractors to perform certain maintenance or repair services.

  • Follow district procedures for clean-up of vomit and other body fluids.

  • Conduct on-site preventative maintenance inspections.

  • Forecast needs, conditions, and availability of resources.

  • Investigate the potential of new preventative maintenance processes, products, and procedures.

  • Ensure regular preventive maintenance on, including but not limited to, all heat pumps, air handling units, HVAC components, pumps, chillers, and other building support devices being sure to keep complete records for future uses.

  • Oversee school grounds. Keep building premises, including sidewalks and play areas clean at all times.

  • Oversee removal of snow and ice from sidewalks, parking, loading dock area, and playground before the start of the school day. Shovel and put ice melt on walks and steps as appropriate.

  • Schedule annual inspections of fire alarm systems.

  • Serve as a liaison between the school district and contractors during building projects.

  • Move furniture or equipment as requested for various activities as directed by the principal.

  • Help unload commodities.

  • Comply with local laws and procedures for the storage and disposal of trash, rubbish, and waste.

  • Participates in training to provide or receive information and updating skills as changes occur in the district

  • Participates in all safety drills and supports the emergency response teams in crisis situations to ensure district readiness in emergencies.

  • Conduct periodic inspections and tests of all electrical installations in the school to ensure their safe condition.

  • Assist in the selection, assignment, scheduling, and training of members of the custodial staff.

  • Plan and oversee all maintenance and repair work, maintaining a high standard of safety, cleanliness, and efficiency.

  • Strive constantly to promote the safety, health, and comfort of the students and employees.

  • During summer break, perform the work necessary to prepare the building for the next school year sharing the responsibility of supervising summer help and showing by example how the work is to be done.

  • Maintain high integrity and confidentiality in the school operation.

  • Cooperate with and work in a courteous manner with co-workers and other personnel.

    Specifications/Qualifications:

  • Degree: Minimum of a high school diploma with additional training related to skilled trades, facility management, or management desired.

  • Experience: Education, training, and experience in dealing with all aspects of safety, maintenance, and custodial programs.

  • Background Knowledge: Knowledge in principles of construction; electrical, plumbing, heating, and cooling systems; security; building automation systems and groundskeeping.

  • Specific ability-based competencies required to satisfactorily perform the functions of the job include: adapting to changing work priorities; displaying mechanical aptitude; meeting deadlines and schedules; and setting priorities.

    Physical Requirements/Working Conditions:

Significant lifting, carrying, pushing, and/or pulling up to 50 pounds individually or more than 50 pounds with assistance; some climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally, the job requires 5% sitting, 80% walking, and 15% standing. The job is performed under minimal temperature variations and conditions with some exposure to risk of injury and/or illness. The employee may be required to be "on call" for emergency situations regarding all areas of supervision that may develop in the school district.
