Job Title: Project Manager
Job Description
We are seeking an experienced Project Manager to oversee multiple development projects. This role involves managing the entire project lifecycle, from early development to construction handoff, ensuring all projects meet deadlines, scope, and quality standards. The successful candidate will work closely with client Real Estate and Design teams and coordinate with third-party consultants to ensure successful project completion.
Responsibilities
Manage multiple development projects concurrently, ensuring deadlines, scope, and quality standards are met.
Create and maintain detailed schedules tracking project readiness from early development through construction handoff.
Partner closely with client Real Estate and Design teams to provide strategic guidance during feasibility and planning phases.
Coordinate and oversee third-party consultants—including surveyors, geotechnical, environmental, and signage vendors—to complete due diligence activities.
Collaborate with clients and internal development teams to value engineer site layouts and prepare accurate, defensible project cost estimates.
Maintain consistent communication with Operators, reviewing plans, milestones, and project status throughout the development lifecycle.
Support seamless transitions from Development to Construction by facilitating documentation, coordination, and knowledge transfer.
Review contracts and purchase orders, providing recommendations for approval.
Validate, qualify, and approve project-related invoices in alignment with contract terms.
Essential Skills
Project management and construction management experience.
Experience in renovation and multisite/program management.
Expertise in project coordination, commercial construction, and change order management.
Proficiency in Microsoft Office, Smartsheet, project scheduling, and project planning.
Additional Skills & Qualifications
BA Degree in Construction Management, Architecture, Business Administration, Engineering, Real Estate, or similar preferred.
Previous experience working within program management, large renovation/TI programs, retail/restaurant preferred.
Experience with vendors, client/development teams, and contractors/GC on site.
3-10 years of project management experience in retail/restaurant construction or similar.
Strong ability to manage multiple projects at once.
Work Environment
This position is 100% remote with no travel required. Opportunities are available in the following locations: DFW (1-3 openings), ATX/San Antonio (3 openings), and Houston (5 total PM's open). The role offers a flexible schedule, allowing you to be the master of your own time. This is a Contract position based out of Houston, TX.
Pay and Benefits
The pay range for this position is $33.00 - $52.00/hr.
