In 1999, the General Services Department (GSD) was established to construct and maintain the City's building portfolio. Since that time, GSD has evolved into a full service, client-centered department that provides a comprehensive suite of services to over 300 facilities; representing 7.7 million square feet of occupied space. As a full-service department, GSD assists its clients in identifying the appropriate real estate solution and then provides design and construction services for the development of the facility. Once the facility is ready for occupation, GSD provides energy, property and security management services to ensure the lights come on and the facility is clean, well-maintained and secure. To further enhance the operation of its facilities, GSD established the Sustainable Growth division. This division is responsible for implementing green and sustainable property and energy management solutions with the intent of reducing operating costs and improving client satisfaction. DESCRIPTION OF DUTIES/ESSENTIAL FUNCTIONS
The General Services Department is seeking a Maintenance Mechanic II, who will provide skilled and corrective maintenance on various HVAC, plumbing, electrical, roofing systems and equipment. This role is responsible for conducting routine maintenance checks, completing maintenance tasks to repair and preserve the quality of a facility. Will also perform tasks relating to carpentry, painting and drywall repair.
This position also is responsible for performing the following duties but is not limited to:
Inspects and repairs pumps, motors, plumbing, drains and other facilities and equipment. May conduct quality checks on HVAC, plumbing and electrical systems.
Fabricates and stick weld various parts.
Drives to and from various work sites to inspect various systems and equipment and makes required corrections and tests for satisfactory and safe operations.
Troubleshoots equipment and makes recommendations for repairs.
Performs miscellaneous activities such as painting and window installations. May also perform maintenance duties such as carpentry, plumbing, and roofing repairs as part of a comprehensive facilities maintenance team.
Provides clean and safe work areas.
May maintain proper g roundskeeping if the facility contains lawns or other outdoor areas in need of maintenance.
Use internal work order management system to record and document equipment history.
May perform other duties as needed.
WORKING CONDITIONS
The position involves considerable physical exertion, such as regular climbing of ladders, lifting of heavy objects (up to 80 pounds) on a highly frequent basis and/or assuming awkward positions for long periods of time. There are routine exposures to significant levels of heat, cold, moisture and air pollution. The position may involve periodic exposure to chemical substances and physical trauma of a minor nature such as cuts, bruises and minor burns. Requires the ability to make closely coordinated eye/hand movements within very fine tolerance and/or calibration demands; or the ability to make rapid closely coordinated eye/hand movements on a patterned response space within somewhat fine tolerance demands; or the ability to make coordinated eye/hand movements within fine tolerances with large equipment as an extension of the worker.

MINIMUM REQUIREMENTS
EDUCATIONAL REQUIREMENTS
Specialized training in principles, procedures, practices, routines or techniques in a specific area or trade which might normally be acquired through up to 18 months of education or training beyond the high school level. Vocational competence in the operation of mechanical or electronic equipment may be required.
EXPERIENCE REQUIREMENTS
Six months of experience in building or mechanical maintenance are required
LICENSE REQUIREMENTS
Must have a valid Texas driver's license and comply with the City of Houston's policy on driving.
May require a valid Commercial Driver's License (CDL)
PREFERENCES
*Preference shall be given to eligible veteran applicants provided such persons possess the qualifications necessary for competent discharge of the duties involved in the position applied for, such persons are among the most qualified candidates for the position, and all other factors in accordance with Executive Order 1-6. *
Preference will be given to qualified applicants with 2–3 years of hands-on experience in one or more of the following areas:
General building maintenance
Plumbing
Carpentry
Heating and air conditioning (HVAC) systems
Welding
Advanced Experience:
Applicants with 3 or more years of extensive experience demonstrating a deeper understanding of building systems and the ability to effectively troubleshoot and repair complex maintenance issues will be highly preferred.
Certifications/License (Highly Desired):
Building maintenance certification
HVAC Certification
Other relevant trade or technical certifications
A valid Commercial Driver’s License (CDL) A is considered a plus
