CBRE Facilities Sr Analyst in Houston, Texas

About the Role:

The Sr Facilities Analyst is based in Downtown Houston,Texas and supports a Senior Facility Manager or Facility Manager acrossmultiple Class A corporate office sites. This role has a strong operational andclient relationship focus, serving as a key day-to-day representative offacilities operations for corporate occupants and stakeholders. The position isresponsible for delivering consistent, responsive, and high-quality facilityservices while ensuring safe, compliant, and resilient building operations. Aproactive Work, Health, and Safety (WHS) and risk mitigation mindset isessential.

What You’ll Do:

Operational & Client Relationship Responsibilities

• Act as a primary on-site point of contact for clients,occupants, and internal stakeholders, ensuring a high level of servicedelivery.

• Build strong working relationships with client representatives throughregular communication, visibility, and follow-up.

• Proactively identify operational issues, service gaps, and client concerns;drive timely resolution.

• Support and participate in client meetings, operational reviews, andwalkthroughs.

• Coordinate day-to-day building activities to minimize disruption to occupantsand business operations.

• Ensure service level agreements (SLAs) and key performance indicators (KPIs)are met or exceeded.

• Track, respond to, and close client service requests with clearcommunication and accountability.

Core Operational Responsibilities

• Support the Senior Facility Manager or Facility Managerwith daily multi-site operations.

• Coordinate, escort, and oversee third-party vendors, contractors, and serviceproviders.

• Manage preventive and corrective maintenance activities across buildingsystems.

• Assist with budget tracking, operating expenses, CAPEX oversight, andpurchase order management.

• Maintain asset registers, lifecycle planning, and operational documentation.

• Participate in planned maintenance activities at sites outside the Houstonmetro area as needed.

• Support incident response, escalation protocols, and on-call coverage.

Work, Health & Safety (WHS) Focus and Interest in development in thisarea

• Demonstrate visible leadership in promoting a safety-firstculture.

• Identify hazards, perform risk assessments, and implement mitigationstrategies.

• Verify contractors follow approved methods of procedure, permits, and safework practices.

• Participate in safety audits, inspections, incident investigations, andcorrective action tracking.

• Apply a proactive risk avoidance and business continuity mindset in alloperational decisions.

Systems & Technical Coordination (Preferred Skills for this role)

• Working knowledge of HVAC systems including AHUs, VAVs,chilled and condenser water systems, CRAC/CRAH units, pumps, and VFDs.

• Working knowledge of electrical systems including UPS, ATS, STS, switchgear,batteries, and circuit breakers.

• Familiarity with BMS, lighting controls, access control, and securitysystems.

• Review architectural, MEP, and fire protection drawings and provideoperational input.

Collaboration & Professionalism

• Collaborate closely with internal teams such as IT,Security, Workplace Experience, Procurement, and Project Management.

• Support vendor onboarding, training, performance monitoring, and closeoutdocumentation.

• Communicate operational, technical, and safety information clearly andprofessionally.

• Lead by example, modeling accountability, responsiveness, and serviceexcellence.

What You’ll Need:

  • Bachelor's Degree preferred with 2-5 years of relevant experience in facilities management, engineering, or building operations. In lieu of a degree, a combination of experience and education will be considered.

  • Strong client service orientation with demonstrated operations execution skills.

  • Strong organizational, analytical, and problem-solving abilities.

  • Proficiency in Microsoft Office products. Examples include Word, Excel, Outlook, etc.

  • Ability to manage multiple priorities across multiple sites.

  • Ability to work in office, mechanical, and rooftopenvironments.

  • Availability for after-hours support, emergencies, and on-call rotation.

  • Occasional regional travel required (Austin TX quarterly) + some potentialsupport at other sites, only if needed.
