JOB REQUIREMENTS: Property Supervisor Riversbend Owner Association Germantown, WI About the Role Riversbend Owner Association is seeking an experienced and hands-on Property Supervisor to oversee the daily operations, maintenance, and overall appearance of our 38-acre property - condominium community. This leadership role is responsible for supervising onsite staff, coordinating with vendors, ensuring compliance with association standards, and maintaining a positive and responsive environment for residents. We are looking for a strong communicator and problem solver with a background in property or facility management who can balance administrative responsibilities with day-to-day operational oversight. Key Responsibilities Supervise and support the onsite maintenance team to ensure productivity and quality work. Conduct routine property inspections and maintain accurate records of maintenance needs, safety issues, and completed work. Coordinate vendors and contractors for repairs, scheduled service, and capital improvement projects. Respond to property-related emergencies, including after-hours issues as needed. Maintain open, professional communication with residents, fostering a welcoming community environment. Enforce association rules and support Board directives to uphold property standards. Qualifications 35 years of experience in property management, facility management, or condominium/community association operations. At least 2 years of supervisory experience overseeing maintenance staff or vendors. Strong understanding of building systems, preventative maintenance, and grounds care practices. Familiarity with condominium or HOA management is preferred. Working knowledge of relevant local/state regulations, including condo laws and safety codes. Proficiency with Microsoft Office, cloud-based systems, and online portals. Strong verbal and written communication skills, with the ability to collaborate effectively with Boards, staff, and residents. Ability to occasionally lift and move up to 50 pounds. Valid Wisconsin driver\'s license at time of hire and maintained throughout employment.
