Job Summary
The Project Manager is responsible for the overall planning, coordination, and execution of construction projects from bidding through closeout. This role ensures projects are delivered safely, on schedule, within budget, and in compliance with contract documents and regulatory requirements. The Project Manager collaborates with internal teams, subcontractors, and clients to maintain clear communication, manage resources effectively, and drive project success.
Duties and Responsibilities
• Comprehends blueprints, drawings, specifications and standard AIA document sets (i.e. G702/703, A201, A101, etc.)
• Project estimating within company protocols.
• Creation of project proposals is required to obtain projects. Working with internal marketing staff if needed.
• Coordinating and contracting with subcontractors/vendors to complete projects within budgets estimated.
• Project level accounting functions include approving payments to subcontractors / vendors, creating invoices, submitting and collecting from clients.
• Firm understanding job cost reporting and forecasting.
• Scheduling for projects inclusive of reviewing project proposals, plans, and specifications to determine time frame, funding limitations, procedures, staffing requirements, and allotment of available resources to various phases of the project. Creates a work plan and staff scheduling for each phase of a project. Use of MS Project software is required.
• Works closely with Project Superintendent, Project Coordinators and internal accounting/compliance staff.
• Creates positive relationships with business associates, subcontractors, and vendors.
• Coordinates with staff to ensure project compliance goals are tracked and met.
• Prepare project reports for management.
• Assign tasks for Project Coordinators and provide support and feedback.
• Project closeout documents.
• Other projects and programs assigned by Ownership.
Minimum Education Required
• 4-year college degree in Construction Management, Construction Engineering, or related field or a minimum 10 years of “field” experience in the construction industry.
Minimum Experience Required
• Ability to perform with the company standards of ethics and codes of conduct.
• Excellent written and verbal communication skills.
• Ability to adapt to changing duties and responsibilities.
• Knowledge of local and state regulatory requirements, trends, and best practices.
• Ability to manage multiple priorities and meet project deadlines in a fast-paced environment.
• Proficiency in Microsoft Word, Excel, Outlook, Project and other MS apps.
• Knowledge and experience with web-based applications
• Preference given for Sage 300 accounting and project management software experience.
• This role requires regular travel to job sites and client locations.
