Job Summary
The ability to install, maintain, troubleshoot, repair, and optimize heating, ventilation, air conditioning, refrigeration (HVAC/R) systems as well as general mechanical equipment and building systems. The position supports reliable facility or equipment operations in commercial, industrial, institutional, or residential settings by performing preventive maintenance, diagnosing complex issues quickly, executing emergency repairs, and ensuring compliance with safety codes and regulations. The ideal candidate is a versatile, hands-on technician with strong troubleshooting skills who can minimize downtime across both HVAC and mechanical domains.
Primary Job Functions
Perform routine inspections and preventive maintenance on HVAC systems (air handlers, chillers, boilers, RTUs, VAV boxes, ductwork, filters, coils, belts, bearings, and refrigeration units) and general mechanical equipment (pumps, motors, fans, compressors, drives, conveyors, and power transmission systems).
Diagnose, troubleshoot, and repair mechanical, electrical, pneumatic, and control system failures using diagnostic tools, gauges, multimeters, schematics, blueprints, and technical manuals.
Install, assemble, modify, or replace HVAC/R equipment, components, and general mechanical parts, including wiring, piping, valves, and controls.
Respond promptly to emergency service calls, work orders, and on-call duties to restore system functionality and minimize operational disruptions.
Test, calibrate, and adjust systems (e.g., thermostats, pressure gauges, electrical circuits) to ensure optimal performance, energy efficiency, and code compliance.
Clean, lubricate, align, and balance machinery; repair or fabricate parts using hand/power tools, welding, or machining as needed.
Maintain accurate records of maintenance activities, parts used, repairs performed, and inventory in CMMS (computerized maintenance management system) or similar software.
Ensure compliance with EPA refrigerant handling (Section 608), OSHA safety standards, lockout/tagout procedures, local building codes, and environmental regulations.
Collaborate with other maintenance staff; provide technical guidance or training to junior technicians assigned
Perform minor facility upkeep tasks (e.g., basic carpentry, painting, or plumbing) and support energy-efficiency improvements.
Work in varied conditions (confined spaces, heights, extreme temperatures, outdoors) while maintaining a safe, clean work environment.
Education, Experience and Certification
High School Diploma or equivalent education
2 years of HVAC Technician experience
Knowledge, Skills, and Abilities
Principles of HVAC/R systems, including refrigeration cycles, psychrometrics, heat transfer, air distribution, building automation/controls (DDC, VRF, PLCs), and energy management.
General mechanics, including hydraulics, pneumatics, electrical systems, motors, pumps, and power transmission.
Building construction methods, blueprints, schematics, wiring diagrams, and technical documentation.
Safety protocols, OSHA regulations, EPA refrigerant management, and applicable local/state/federal codes.Tools, diagnostic equipment, and basic computer systems for maintenance tracking.
Advanced troubleshooting and diagnostic techniques to identify root causes of HVAC and mechanical failures quickly and accurately.
Proficient use of hand/power tools, precision measuring instruments, refrigerant recovery/recycling equipment, multimeters, and specialized HVAC gauges.
Preventive and corrective maintenance, repair, installation, and testing of complex systems.
Reading/interpreting technical documents and estimating labor/material costs.
Record-keeping, inventory management, and customer/team communication.
Problem-solving under time pressure, especially during emergencies.
Strong mechanical aptitude and the ability to troubleshoot complex HVAC, electrical, and mechanical issues independently or collaboratively.
Physical stamina to lift up to 50+ lbs, climb ladders, work in confined spaces or at heights, and stand/walk for extended periods.
Manual dexterity, arm-hand steadiness, control precision, and deductive reasoning for precise repairs and adjustments.
Work flexible hours, including overtime, weekends, and on-call rotations; respond effectively to urgent situations.
Attention to detail, safety consciousness, and the ability to follow instructions while exercising sound judgment.
Valid driver’s license with clean record; ability to obtain and maintain required certifications.
