Saunders Construction seeks Assistant Project Manager in Englewood, CO to advanced understanding of navigating and interpreting Plans & Specifications. Communicates how building systems interrelate and affect one another to the team and assist in guiding implementation of building systems in the field. Leads project through complex system interactions, offering expert advice on integration and coordination by identifying and resolving conflicts and/or gaps in contract documents with subcontractors and design partners. Examples include leading MEP overhead coordination, door hardware and security integration, exterior skin coordination, lift sequence coordination, and commissioning. Full command of all internal systems (Build, Vision, CMiC) to manage project workflows. Able to differentiate base scope punchlist items form added scope punchlist items and communicate accordingly with subcontractors. Understands how to document the process in Build and drive the punchlist process to completion in and efficient and timely manner. Promotes a proactive safety culture, addressing deficiencies and ensuring compliance with safety protocols. Manages and logs safety observation walks in support of the superintendent. All project documentation effectively completed (meeting minutes, owner correspondence, permit log, subcontractor correspondence, QC logs, safety reporting). Leads the closeout process, ensuring compliance with project requirements. Leads field coordination efforts, proactively resolving issues and ensuring efficient material procurement and resource management. Reviews and maintains field purchasing documentation with superintendents. Thorough understanding of project field execution plan and assures all PE responsibilities support the same. Serves as a system expert, training junior engineers and ensuring system accuracy. Manages the permitting process, ensuring all inspections and requirements are completed on time. Reviews and updates the permit log during performance reviews and ensures adherence to regulatory standards. Ensures that submittal logs are reviewed and updated frequently to support overall project timelines. If other PE's are assigned to the project this individual will guide and mentor the PE's. Leads procurement processes guiding architect, owner, subcontractors, and Saunders team with schedule deadlines for reviews and provide accurate submittals for review with a focus on eliminating late deliveries. Works with the superintendent to optimize material procurement in alignment with project schedule and assures lead times stay on track through delivery and install. Strategizes RFIs and works directly with the trade partner and design team to streamline responses and generate initial SCAs. Identifies and develops solutions for RFI's with trade partners in advance of submission. Primary lead between design partners and subcontractors to identify and resolve complex design issues. Leads the review of subcontractor change orders and ensures accurate pricing including review of original subcontract agreement and original scope to ensure compliance. Develops an understanding of typical productivity rates, labor rates, mark-ups. for each trade package in preparation for the Assistant Superintendent or Assistant Project Manager roles. Actively works with approved changes from Owner to be placed into approved subcontractor change orders and posted to be updated in the Owner pay application. Requires up to 95% domestic travel to various unanticipated construction sites/client sites throughout U.S. to oversee construction projects.
Bachelor's degree (willing to accept foreign education equivalent) in Civil Engineering, Construction Management or related field of study and 4 years (48 months) of experience in the job offered as Project Engineer or related occupation.
Specific skills/other requirements -- Must also possess the following (quantitative experience requirements not applicable to this section): Build Vision, CMiC, supervision of craft personnel, schedule updating and management in ASTA Power Project, managing up to 15 million healthcare commercial construction projects, managing and coordinating medical equipment vendors and construction documents.
Salary: $87,594.00 per year
