Housing Authority Of The City Of Elkhart HVAC Maintenance Tech (Heating, Ventilation and Air Conditioning Maintenance Technician) in Elkhart, Indiana
POSITION PURPOSE: To ensure proper installation and/or repairs and/or preventive maintenance of all heating, ventilation, air conditioning and refrigeration equipment and related maintenance equipment owned and operated by the Housing Authority. The overriding consideration in this position is to be sure that all systems are secured and are performing at optimum levels whether the maintenance is contracted or serviced by the HVAC Specialist. Will carry a cell phone and be called upon to act on emergencies associated with the stated position purpose during non-scheduled work hours.
POSITION IN ORGANIZATION: This technical position reports to the Maintenance Director. The HVAC Specialist will develop specifications and review contracts associated with the stated position purpose.
MAJOR DUTIES:
Install and repair furnaces, air conditioners, ventilation systems, all circulation pumps and refrigerators on a needed basis.
Performs preventive maintenance on all HVAC Systems, Furnaces, Water Heaters, and Refrigerators and provide a preventive maintenance schedule to the Maintenance Director by March 31st of each year.
Will be required to trouble shoot, install and repair hot water heaters as assigned by work order or the Maintenance Director.
Develop and maintain a current preventive maintenance schedule for all ventilation systems, roof tops, furnaces and water heaters. Provide a completed check list by March 31st of each year.
Responsible for insuring that all city codes requirements for all equipment are up to date and report all deficiencies to the Maintenance Director.
Is responsible for maintaining a sufficient and reasonable inventory in company assigned vehicle to facilitate assigned duties.
Will maintain service records and maintenance contracts (if applicable) for all areas of responsibility.
Will assist in the preparation of contracts associated with the stated position purpose including but not limited to review of material specifications, equipment specifications, and cost analysis and rational.
Approves, in writing, contracted installations, inspections and repairs.
May be responsible for determining if needed repairs are caused by tenant damage or normal wear and tear.
Will determine the cost reasonableness of repairing equipment as opposed to replacement.
Will be required to assist the maintenance staff in office cleaning, cleaning moveout apartments, REAC inspection/repairs and lawn care for all Housing Authority sites. May be required to assist the maintenance staff with inventory count.
Will be responsible for reporting maintenance concerns and upkeep of company vehicle.
May be responsible for other related functions as assigned by the Maintenance Director and/or Executive Director.
SKILLS EDUCATION AND EXPERIENCE:
High School Diploma
A Class A and AAA City HVAC Operating license.
A minimum of 4 Years Progressive Experience in the areas of sheet metal HVAC, plumbing, welding and refrigeration.
A valid Indiana Drivers License
In that this position has to relate to Directors and Managers, it is essential that the employee be able to communicate definitively verbally and in writing.
When dealing with staff and clients, it is essential that a good attitude and a controlled demeanor are maintained at all times.
JOB RELATED PROVISIONS: The Housing Authority will furnish all required extraordinary HVAC tools and equipment necessary to perform job functions. The Housing Authority will furnish a tool bin to secure the tools and materials. In addition, a vehicle will be available for off-site
work projects during normal work hours and after hours job related emergency calls at the discretion of the Maintenance and Executive Directors.
