Position Description:

Inspects work for conformance to standard trade practices. Repairs, installs, and maintains HVAC systems, machinery, and equipment. May directly supervise HVAC mechanics. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include interviewing and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Major/Essential Functions:

  • Prepare and submit work documentation, to include work order submission, changes to system (e.g. directories), etc. Coordinates documentation prepared by assigned personnel.

  • Works with other trades and maintenance staff to complete maintenance and installation of other building systems.

  • Coordinates the Installation, maintenance, operation, and repair of building systems and associated equipment.

  • Updates and maintains mechanical systems information and schematic drawings.

  • Performs routine maintenance and participatory work in the advanced repair of mechanical, electrical, HVAC, and other physical structures.

  • Performs all preventive maintenance on assigned systems and equipment.

  • Install and maintain mechanical systems and equipment such as HVAC, boilers, Metasys, controls, valves, VFD’s, etc.

  • Monitor and adjust set points and operating parameters to optimize systems and equipment - e.g., conserve energy while ensuring optimum comfort conditions for building occupants.

  • Responds to and corrects, environmental calls such as temperature complaints / problems, and performs on- call duties as required.

  • Responds to work related radio and pager calls.

  • Responds to emergency calls to correct or remediate the problem.

  • Actively participates and completes training, personal development and continuing education.

  • Must have and maintain valid State of Texas Driver's License and be listed as an approved driver as determined by Risk Management and insurance carrier. Must be able to pass the employee Criminal Background Check.

  • Passing onto HVAC team members the instructions received from the supervisor.

  • Coordinates maintenance work assignments among staff to maintain work progress and meet schedules; checking work while in progress and when finished to see whether the supervisor's instructions on work sequences were followed.

  • Ensures procedures, methods and deadlines have been met; assuring safety and general housekeeping rules are followed and advise others on the use of tools and safety equipment when performing work; addressing complaints and resolving problems.

  • Remains current with all licensures, certifications and mandatory compliances and trainings required of this position.

  • Adhere to all TTUHSCEP policies, procedures and processes. (Regents Rules, TTUS, HSCEP OPs, etc.).

  • Personally demonstrate, display, and act in accordance with TTUHSCEP’s values (Service, Respect, Accountability, Integrity, Advancement, and Teamwork). Actively promote and encourage staff across the institution.

  • Perform all other duties as assigned.
