Volunteers of America is seeking a dynamic Regional Director of Facilities Management to protect, enhance, and maximize the value of our property portfolio. This leadership role is responsible for ensuring the condition, reliability, and long-term performance of VOANS-owned and managed properties. *Employee must be able to regularly travel to properties in MN, CO, VA and FL. This position is accountable for providing effective, professional technical training and sound leadership/mentorship to our maintenance teams in the VOANS portfolio. The Regional Director will also assist Asset Management with maintenance and capital improvement projects at properties owned and managed by VOANS. Essentials: * Provides direct support and training to on-site maintenance leaders. * Plays a key role in the annual capital budget planning for the portfolio. Provides leadership to the maintenance team in the pricing, planning, and implementation of the budgeted capital improvements in partnership with operations and quality teams. * Monitors and ensures adherence to all physical regulatory compliance requirements of the properties. * Assists the Property Mangers with third party vendors to ensure work is performed as per contract scope and timeline. Ensures the work performed is satisfactory and to industry standards. * Responsible for assisting/supporting all bidding of major capital needs in coordination with the site. * Assist Property Managers on contract bidding for long term contracts. * Prepares all necessary contracts with vendors and contractors according to policy and with the assistance of the Legal Department. * Investigate system failures to identify the underlying cause and recommend the best course of action to resolve the issue. * Assist and partner with Asset Management in capital needs projects * Develop/assure all internal manuals and maintenance policies are always up-to-date. * Assure our properties are following maintenance best practices and OSHA standards. * Act as the subject matter and content expert for Life Safety Code inspections. Assists site level facility managers with Life Safety Code plan of corrections when necessary and manages the submission process. Provides Life Safety Code inspection training. * Responsible for identifying training needs, mentoring and motivating maintenance Directors. Assists with hiring and performance evaluation process of maintenance Directors. * Review existing preventive maintenance plan. Update/Develop plan assuring all sites are following proper preventative maintenance procedures including seasonal readiness approach. * Develop portfolio maintenance standards and SOPs. Assess site-level competencies, provide targeted training, and mentor maintenance leaders to improve consistency and performance. Required Qualifications: * Minimum of ten (10) years of experience in property or building management maintenance, maintenance leadership or related field. * Five-year supervisory experience. * Good vendor and contractor management skills, including negotiating skills and ability to influence as needed. * Experience in healthcare, senior housing, skilled nursing, or other regulated environments preferred. * Sound and accurate judgment with an ability to support and work collaboratively with a team and explain reasoning for decisions. Includes appropriate people in decision-making process; and ensure timely decisions are made. * Ability to work flexible hours.
