Job Title: Design Manager
Job Description
The Design Manager will oversee design activities for assigned development projects, ensuring optimal functionality while maintaining an aesthetically pleasing design. This role involves contract negotiation, design programming, scheduling, and maintaining design within the established budget. The Design Manager ensures that designs allow for efficient management by operations and coordinates all design disciplines to meet project needs in terms of scheduling, cost, quality, aesthetics, and functionality.
Responsibilities
Manage the design process for assigned development projects.
Negotiate and manage contracts related to design activities.
Program and schedule the design process for optimal efficiency.
Maintain design integrity within the established budget.
Ensure designs allow for efficient operational management.
Coordinate with all design disciplines to ensure project requirements are met.
Collaborate directly with owners and investors on current and upcoming project designs.
Essential Skills
Proficiency in Revit and other design software.
Strong Experience in architecture and project management.
Experience in healthcare design and residential design.
Excellent management skills and project management capabilities.
Proven contract negotiation skills.
Additional Skills & Qualifications
Bachelor's degree in Architecture or Construction Management.
Registered Architect or currently in the testing process.
5+ years of post-graduate experience within multi-family, healthcare, or hospitality projects.
Experience with Bluebeam is preferred.
Work Environment
This position is office-based in Des Moines, with required travel covering 33 states, approximately 30% of the time. Travel occurs every other week for 2-3 days at a time. The work environment is business professional, and the role operates Monday through Friday from 8 AM to 5 PM. The Design Manager will exercise a significant degree of independent judgment and action, with general direction from the Director of Design and specific project direction from the Project Development Manager.

Pay and Benefits
The pay range for this position is $90000.00 - $125000.00/yr.
