Job Title: Land Surveying Project Manager / Licensed Surveyor
Job Description
This role offers an opportunity for a Licensed Surveyor to lead and manage a variety of design-related surveying projects from the Greensboro, NC office. The Land Surveying Project Manager oversees project delivery, client account management, and survey team coordination while using modern office software, modeling tools, and CADD technology. The position combines technical surveying expertise with project management, client development, and leadership responsibilities across multiple concurrent projects.
Responsibilities
Manage assigned surveying projects from initiation through completion, ensuring technical quality, profitability, and adherence to schedule.
Oversee client accounts and maintain strong, ongoing relationships with each client, serving as a primary point of contact.
Lead marketing and client development activities to expand and maintain the project portfolio.
Prepare proposals, including defining scopes of work and negotiating fees, and support billing and fee collection as needed.
Coordinate project staff, including Survey Technicians, Instrument Operators, Crew Chiefs, and field survey crews, to ensure efficient project execution.
Communicate regularly with the Group Leader, clients, internal design teams, and staff to provide updates, resolve issues, and align expectations.
Manage and perform a variety of survey types, including ALTA/NSPS Land Title surveys, boundary surveys, route surveys, topographic surveys, construction stakeout, control networking, high-definition surveys, and as-built surveys.
Perform survey calculations using established surveying formulas and methods and utilize computers and relevant software to solve technical problems.
Use Civil 3D, MicroStation or equivalent CAD software, and survey data reduction software to produce accurate survey deliverables and models.
Create and manage machine control models to support construction and field operations.
Apply a thorough understanding of project accounting to monitor budgets, control costs, and manage schedules across multiple simultaneous projects.
Supervise and review the technical work of others, providing guidance and quality control for both office and field deliverables.
Utilize GPS/RTK technology, total stations, robotics, and other survey instruments for data collection and construction stakeout.
Support the development and use of laser scanning and high-definition survey technologies where applicable.
Contribute to a creative, and flexible work culture by working at a dynamic pace and modeling strong management skills.
Essential Skills
Active professional licensure as a Licensed Surveyor (PLS or equivalent).
Demonstrated experience managing several mid-sized projects, multiple small projects, or a single large project simultaneously.
Strong project management skills, including responsibility for technical quality, profitability, schedule, and staff coordination.
Proven experience in client development, client communications, and client account management.
Proficiency with Civil 3D and experience using MicroStation or equivalent CAD software for design-related surveying projects.
Working knowledge and experience using survey data reduction software such as Trimble or equivalent solutions.
Ability to perform surveying calculations using standard formulas and methods and to leverage computers and software to solve technical problems.
Thorough understanding of project accounting and demonstrated ability to manage budgets and schedules for multiple projects at the same time.
Experience supervising the technical work of Survey Technicians and field crews.
Working knowledge of GPS/RTK technology and its application in surveying.
Ability to communicate effectively with clients, internal design teams, leadership, and field staff.
Strong management skills with the ability to coordinate survey crews, data collection, and office production.
Additional Skills & Qualifications
Experience creating machine control models for construction and field operations.
Familiarity with laser scanning technology and high-definition survey methods, with preference given to candidates who have hands-on experience.
Experience with total stations, robotics, GPS, and other modern surveying instruments for topographic surveys, construction stakeout, and as-built surveys.
Experience in ALTA/NSPS Land Title surveys, boundary surveys, route surveys, topographic surveys, construction surveys, and control networks.
Exposure to civil engineering environments and collaboration with multidisciplinary design teams.
Experience with technical and office support software required to perform the essential functions of a surveying project manager.

Work Environment
The role is based in an office in Greensboro, NC and involves a mix of office and field work. In the office, the Land Surveying Project Manager uses Civil 3D, MicroStation or equivalent CAD platforms, survey data reduction software such as Trimble, and other technical and office support tools to manage projects and produce deliverables. In the field, the individual works with GPS/RTK systems, total stations, robotics, and other modern surveying equipment to perform data collection, construction stakeout, topographic and as-built surveys, and control networks. The position requires travel throughout the Carolinas to visit project sites and coordinate field operations. The work environment is dynamic and fast-paced, encouraging, creativity, flexibility, and strong collaboration among office staff, field crews, and internal design teams.

This is a Contract to Hire position based out of Colfax, NC.
Pay and Benefits
The pay range for this position is $20.00 - $30.00/hr.
