Qnity Japan FS&RE Leader in Chiyoda-ku, Japan
Role Purpose (overall high-level summary of the role)
This position will be responsible for the safe operation and maintenance of Qnity’s facilities – the Tokyo Office, SPT Office, and Kawasaki – KSP Lab in Japan. Ensures occupant satisfaction with facilities & services /Security, while balancing budget and costs.
Principal Accountabilities: Key activities and decision-making areas
Manage leases, reviews, and engage with concerned teams to ensure favorable terms are achieved under national laws.
Responsible for the management of services and processes that support the core business of the organization.
Ensure that we provide the most suitable working environment for our employees and our activities.
Involved in both strategic planning and day-to-day operations, particularly with Facilities and Security.
Responsible for strategic space planning and execution in concert with Local business requirements.
Reviews business space requests and ensures alignment with leadership objectives and corporate strategy.
Manage occupancy costs through optimized real estate footprint with highly competitive rates/terms.
Ensures occupant satisfaction with facilities & services, while balancing budget and costs.
Manage vendor contracts and relationships to ensure compliance with SLA (service level agreement) and optimum cost structure is achieved.
Manage the implementation of location modifications and capital projects. Ensures on-time and within-budget completion of capital projects.
To undertake any ad hoc administrative request Work in conjunction with EHS (Environment, Health & Safety) & Security to create and introduce programs for continuous improvement on both EHS & Security performance.
To be the point of contact for external vendors and local regulators for facilities compliance
To own, manage, and administer the FS&RE expense budget and capital plan and ensure optimum cost effectiveness in all FS&RE expenditures.
Provide detailed scope requirements for renovation/space planning initiatives with practical implementation and associated project management disciplines. Develop strong relationships with key business stakeholders, driving service improvement activities. Develop, implement, and monitor Policies, guidelines, and programs to efficiently manage Real estate, workplace, and facilities.
Knowledge & Experience / Qualifications (Minimum requirements of the role.)
Experience in Facilities Operations Management is desirable
Must have strong organizational and planning skills and be able to prioritise tasks in light of value to the business.
Must be able to manage initiatives and projects.
Must be able to work with limited direction and high levels of autonomy.
Must be able to influence others and achieve results without direct control
Must have a strong customer service ethic and demonstrate the ability to support colleagues.
Project Management experience/skills will be an additional advantage.
A Degree is preferred.
Minimum 5 -10 years’ work experience in a similar role
