SALARY: $23.21 - $32.49 per hour (Current rate; subject to adjustment pending the outcome of the CSRP Bargaining Agreement negotiations).

HOURS OF WORK: Monday - Friday 6:00 am-2:30 pm;

LOCATION: Multiple

Distinguishing Features of the Class:

This position involves supervisory responsibilities for one for more work crews of maintenance personnel involved in maintenance repair, and construction-related tasks. An incumbent performs a variety of highly-skilled mechanical and other maintenance work. Employees of this class, because of individual skill, training or experience, generally devote a greater part of their time to a particular specialized field, but are required to work in various mechanical fields as the occasion demands. The work is distinguished from Senior Building Maintenance Mechanic I by supervision of multiple crews or projects and/or the higher degree of difficulty of job assignments. The employee works under general supervision with leeway allowed for the use of independent judgement in carrying out the details of the work. Supervision is exercised over skilled and unskilled subordinate employees. The incumbent does related work as required.

Examples of Work:

  • Assist in planning, prioritizing, and completing complex maintenance and repair work;

  • Cleans, maintains and makes repairs to boilers, pumps, heaters, piping, valves, traps, motors and general plumbing fixtures.

  • Installs and repairs water lines, and plumbing fixtures such as toilets, sinks and showers.

  • Assists and performs the installation, repair, and maintenance of HVAC equipment, including air handlers, exhaust fans, unit ventilators, fan coil units, etc.

  • Confers with supervisor on maintenance, repair, construction and operational needs.

  • Maintain records and reports of maintenance performed and materials received and used.

  • Schedules preventive maintenance operations.

    Full Performance Knowledge, Skills, Abilities and Personal Characteristics:

  • Thorough knowledge of modern buildings and grounds, maintenance and repair and construction practices;

  • Thorough knowledge of the practices and techniques of one of the standard trades;

  • Good knowledge of one or more additional trades;

  • Good knowledge of the common practices, tools, terminology and safety precautions associated with maintenance, repair and construction;

  • Ability to communicate, understand and execute oral and written directions;

  • Ability to plan and supervise the work of others;

  • Willingness to be available to respond to emergency situations;

  • Reliability;

  • Industry; mechanical aptitude; manual dexterity; physical condition commensurate with the demands of the position.

    Minimum Qualifications: Six (6) years of experience in either general building construction, maintenance or repair work in one or more of the standard trades, such as carpentry, plumbing, HVAC, electrical work, masonry, etc., including one year of supervisory experience.
