Loan Servicing Specialist (Construction & Commercial Operations)
Location: Brea, CA (Hybrid 3-4x/week)
Pay Range: $30.00 – $40.00 / hour (W2)
Duration: Contract-to-Hire (FTE Conversion Path)
The Opportunity
Join a premier banking institution as a Loan Servicing Specialist focused on the high-complexity world of Commercial and Construction Lending. This is a Contract-to-Hire role designed for a professional who excels at the intersection of financial operations and project oversight. You will manage the end-to-end post-origination lifecycle, ensuring every dollar disbursed is backed by accurate documentation and verified project milestones.
Key Construction Servicing Responsibilities
End-to-End Draw Management: Act as the primary lead for the construction draw process. Review borrower requests against approved budgets and project timelines to ensure funding accuracy.
Inspection Coordination: Liaise with third-party engineers and inspectors to verify physical project milestones (foundation, framing, etc.) prior to any fund release.
Budget Tracking & Reconciliation: Maintain and reconcile detailed construction budget spreadsheets. Monitor for line-item variances, retainage requirements, and potential cost overruns.
Documentation & Compliance: Review AIA G702/G703 documents, lien waivers, and Title "Bring-Down" reports to ensure all legal and contractual conditions for disbursement are met.
Specialized Payment Processing: Execute loan payments, payoffs, and interest-only adjustments unique to the construction-phase of financing.
General Operations & Audit
Inquiry Resolution: Resolve complex inquiries from borrowers and internal lending teams regarding escrow, loan status, and servicing nuances.
Account Integrity: Identify and resolve discrepancies and servicing errors within the core banking system.
Audit & System Optimization: Generate reports for internal audits and assist with critical system upgrades (e.g., FIS Horizon ) to streamline workflows.
Requirements (What You Bring to the Table)
Core Experience: 2+ years of direct experience in Construction Loan Servicing or Construction Loan Administration .
Technical Skills: Advanced proficiency in Microsoft Excel ( Pivot Tables, VLOOKUPs ) for rigorous budget tracking.
System Knowledge: Familiarity with loan servicing systems (e.g., FIS Horizon , Jack Henry, or similar) and construction-specific draw software.
Analytical Mindset: Strong ability to interpret complex commercial loan documents and identify risks in disbursement requests.
Education: High School Diploma or GED required (Bachelor’s in Finance or Accounting preferred).
