Job Description Summary
The Lead Building Engineer is responsible for overseeing and ensuring the efficient operation, maintenance, and reliability of all mechanical, electrical, and plumbing (MEP) systems for the assigned facility or facilities. This role provides technical leadership, operational oversight, and hands‑on expertise to maximize the life cycle and performance of building systems.
The Lead Building Engineer typically operates in environments without an on‑site Chief Engineer and may serve as the senior and/or sole engineer on site during certain shifts. This position is accountable for directing maintenance activities, supervising maintenance staff when applicable, coordinating vendors, and serving as the primary escalation point for building operations and emergencies.
Job Description
Essential Functions and Responsibilities
Leadership & Oversight
Serve as the lead technical authority for all building systems, providing direction, guidance, and oversight to maintenance staff and contractors
Supervise, schedule, assign, and monitor work of maintenance personnel when applicable, ensuring productivity, safety, and quality standards
Act as the primary point of contact for escalations, complex mechanical issues, and emergency response
Support onboarding, training, mentoring, and performance feedback for maintenance team members
Operations & Maintenance
Lead and/or perform daily operations and maintenance of mechanical, electrical, plumbing, and general building systems
Ensure all preventive, predictive, and corrective maintenance activities are executed effectively
Perform preventive maintenance including, but not limited to:
Changing filters and lubricating motors
Replacing lamps, ballasts, fixtures, belts, bearings
Inspecting, aligning, and adjusting mechanical components
Conducting manufacturer‑recommended inspections and services
Continuously evaluate equipment performance and recommend system upgrades, repairs, or replacements
Program & Process Management
Develop, document, and maintain building‑specific maintenance procedures and standards
Lead ongoing improvements to the preventive maintenance program to enhance reliability and efficiency
Maintain accurate logs, records, and documentation for all maintenance activities
Monitor inventory levels, manage stock control, and ensure availability of critical materials and parts
Vendor & Contractor Management
Coordinate and oversee work performed by outside contractors and technicians
Ensure vendors comply with company standards, safety requirements, and scope of work
Review contractor performance and provide feedback to management
Safety, Compliance & Reporting
Lead emergency response efforts for fire alarms, evacuations, equipment failures, and other critical events
Ensure compliance with all applicable local, state, federal codes, regulations, and company directives
Promote and enforce safe work practices; lead by example in safety compliance
Compile, review, and submit monthly operational and maintenance reports to management
Complete all required C&W safety training annually and ensure team compliance

Education Requirements
High School Diploma or GED required
Graduate of an apprentice program or trade school preferred
Experience Requirements
5+ years of progressive experience operating and maintaining mechanical, electrical, and plumbing systems in a commercial property setting
Demonstrated ability to function as a lead or senior technical resource
Additional Eligibility Qualifications
Appropriate trade licenses or permits as required (Journeyman or Master Electrician, City Licenses, Operating Engineer License, Steam Engineer License, etc.)
EPA Section 608 Universal Certification for refrigerants
Valid driver’s license with acceptable driving record
Basic computer proficiency (Outlook, Excel, Word)
Hands‑on experience with HVAC systems, boilers, pumps, compressors, water systems, and energy management systems
Advanced knowledge of building systems operations, maintenance, and repair
Work Conditions
May be the only maintenance professional on duty during certain shifts
May be required to work extended hours, overtime, on‑call rotations, or emergency assignments
May require shift work and travel between properties in varying weather conditions
Physical Demands
Ability to lift and carry at least 50 lbs. of equipment
Ability to climb ladders, stoop, crouch, reach, and safely install rigging or lifting devices
Frequent movement between floors, departments, and properties
Ability to read drawings, schematics, and technical documentation

The company will not pay less than minimum wage for this role.
The compensation for the position is: $48.15 - $56.65
