Job Title: Regional Property Maintenance Manager Job Description
We are seeking a Regional Property Maintenance Manager who will be responsible for overseeing 4 properties with 21 buildings and 1100 residential apartment units located in Eagan, St Louis Park, Golden Valley, and Roseville. The position also includes overseeing a team of 10 maintenance technicians and 1 lead technician. This role requires a blend of hands-on experience and leadership abilities.
Responsibilities
Review the overall maintenance organization and collaborate with Maintenance Managers and Technicians to develop and implement policies and processes.
Conduct inspections of properties, buildings, and apartments to ensure attractive appearance and report maintenance needs.
Analyze maintenance scorecards to identify areas for improvement and implement action plans.
Collaborate with Regional and Maintenance Managers to provide training for all maintenance technicians in partnership with the Learning & Development team.
Develop or approve on-call rotation schedules.
Prepare detailed communications on maintenance expenses exceeding $2,500.
Assist in developing and overseeing operations budgets for properties.
Manage vendor relationships for maintenance-related contracts.
Ensure quality control through monthly inspections and follow-ups.
Provide insight on weekly assignments based on scorecard reviews and team needs.
Utilize Yardi CMMS system.
Balance responsibilities with roughly 25% hands-on work and 75% management, training, and coaching.

- Boilers license and certified pool operator certifications are a plus. The company will assist in obtaining these certifications within the first 6 months if not already held.

The pay range for this position is $80000.00 - $105000.00/yr.
