About the Role

The Facilities Manager is responsible for the day-to-day performance, reliability, and safety of the property. You'll lead Facilities staff, manage building systems, oversee capital and tenant improvement projects, and ensure compliance with all codes and regulations. You'll partner closely with Property Management, tenants, and vendors to maintain a best-in-class asset.

? What You'll Be Responsible For

Leadership & Team Management

  • Lead, mentor, and develop Facilities staff
  • Conduct performance reviews, safety training, and weekly team meetings
  • Build schedules that ensure full coverage and operational excellence
  • Oversee training programs, certifications, and licenses

Building Operations & Systems

  • Oversee HVAC, mechanical, plumbing, electrical, fire/life safety, and building envelope systems
  • Maintain preventative maintenance programs that extend equipment life and reduce downtime
  • Ensure rapid response to tenant comfort issues and operational concerns
  • Maintain refrigeration operator licensing and system compliance

Capital Projects & Tenant Improvements

  • Manage site-wide capital improvement projects from planning through completion
  • Oversee all tenant improvement construction, permits, inspections, and contractor coordination
  • Act as a key liaison between tenants, contractors, and property management
  • Ensure all work meets code, quality standards, and budget expectations

Budgeting & Financial Oversight

  • Prepare and manage operational and capital budgets
  • Track expenses, approve purchase orders, and review invoices
  • Work collaboratively to maintain cost efficiency while meeting performance goals

Safety, Compliance & Risk Management

  • Ensure compliance with all fire/life safety, OSHA, environmental, and building regulations
  • Lead emergency preparedness efforts including fire drills, power outages, and natural disasters
  • Oversee inspections and reporting to jurisdictional authorities

Vendor & Contract Management

  • Negotiate and manage service contracts including HVAC, elevators, security, and life safety systems
  • Monitor vendor performance to ensure high standards and contract compliance

Property Appearance & Common Areas

Ensure all common areas, service zones, walkways, and exterior spaces are clean, safe, and well-maintained
