The North American Real Estate & Facilities Director is a business facing position that plays a critical role in aligning regional business strategy with real estate & facilities solutions. Through on-going engagement with key business leaders, the role is responsible for understanding key business strategies, drivers, and requirements, while also ensuring that the expected outcomes are delivered through the broader Real Estate and Facilities team (including suppliers).
Key member of the real estate and facilities team supports Kellogg’s regional portfolio of owned and leased properties.
CREF Advisor, Interface and liaison to regional leaders and business unit stakeholders
Align CRE standards and objectives with business unit strategy.
This role is based in Battle Creek, MI with hybrid options.
WHAT YOU’LL BE DOING
Role accountable for supporting and leading the continuous improvement of real estate and facilities, strategies, processes, and best practices.
Personnel: 1 Direct Reports
Assets Managed: $20 MM
Capital Budget: $6-8 MM
Expense Budget $8 MM
Key Accountabilities:
Real Estate – Lead and support strategies and processes related to managing owned and leased properties, reporting, analysis, and continuous improvements.
Facilities – Support contract governance for Facility Management suppliers. Manage and coordinate supplier governance program including quarterly business reviews. Collaborate with key partners to analyze and report key metrics, scorecards, and initiatives to support achievement of defined goals.
Finance – Support and lead the financial processes including budgets, forecasting, variance reporting, purchase orders, invoicing, accruals.
Capital – Administrate capital planning, cash flow forecasting and project prioritization process with Engineering and Leadership teams.
Systems – Lead efforts to ensure relevant technical systems are in place, adhere to industry standards and reduce various risks to WK Kellogg Co.
Communication – share risk solutions best practices and proactively partner with third parties as needed.
Stakeholder Engagement
Reports to Senior Director of Workspace Risk Solutions
Peer relationships with other regional directors, members of the Real Estate & Facilities COE, and professionals from the broader Corporate Services Team.
Works closely with regional business leaders, global leader of real estate and facilities, global real estate, and facilities COE members, and CRE Suppliers
Builds and maintains relationships with real estate partners (brokers, developers, landlords) and leverages those relationships to identify opportunities in existing or planned developments that will support Kellogg’s strategic business drivers and initiatives.
Develop effective relationships with key business partners and align key business strategies and requirements.
Data Management & Systems
Develops regional real strategy that aligns to global standards and integrates complex and multi-disciplined tasks (leasing, construction, IT, HR, Tax, Legal, Operations, Procurement) into a single customer focused delivery model.
Ensure portfolio strategy is delivered and that CREF assets meet standards and are aligned for optimal business use.
Accountable for managing, forecasting, and developing short- and long-term plans for the region.
Monitor and report on regional metrics to ensure the KNA portfolio is aligned to business strategy and meeting portfolio health KPI’s.
Key member of the Global Mergers and Acquisition team, accountable for all KNA real estate activities
Lead transactional services including acquisitions, dispositions, new lease, lease renewals, and subleases while meeting business drivers and initiatives. · Subject matter expert for FASB reviews, compliance, and GAAP accounting as it relates to real estate leases.
Accountable for executing the annual operating budget including both expenses and capital. Primarily delivered through IFM and RE supplier.
Responsible for providing a safe, secure, and functional work environment for Kellogg employees.
Oversee the rent, operation, maintenance, and renovation of all regional facilities; ensure compliant, reliable, and cost-effective facilities are maintained on a 24/7 basis.
Continuous Improvement of service requests timing and systems associated with Real Estate, Facilities, and Finance.
Qualifications:
BA or BS degree in Business, Finance, Supply Chain, or related field; MBA or related graduate degree preferred but not required.
A minimum of 10+ of industry experience with business facing role and working knowledge of the Corporate Real Estate industry.
MCR designation a plus
Excellent verbal and communication skills are necessary.
Strong business acumen with history of delivering exceptional results.
Ability to manage multiple complex assignments simultaneously.
Excellent organizational and leadership skills
Regional travel required 20-30%
Strong conflict and issue resolution skills
Salary Range: $158,320 - $197,900
Salary pay ranges are determined by role and level. Within the range, the successful candidate’s starting base pay will be determined based on factors including job-related skills, experience, certifications, qualifications, relevant education or training, and local market conditions.
